The property is well known, at least to all who have been to the Waikato. It is now being directly intersected by the military highway, and being close to the great river and its township, it thus becomes the point of connection with the chief producing districts of the island and its numerous tribes. Regarded, whether as respects its capabilities for profitable occupation at present, or its yearly increasing value and importance, assured by its position, it is one of the most inviting investments that can be offered to the public. Mr. Selby’s price for this valuable estate is pretty generally known; and when at Auction he as owner will have one protective bid, after which the property will be left unreservedly in the hands of the public. FIRST CLASS HOTEL BUSINESS & PREMISES, THE AUCKLAND HOTEL, The Property of Mr. B. Newell, at Auction, Thursday, 6th March, prox. COCHRANE, BROTHER, & CO. Have been instructed by Mr. B. Newell to Sell, at their Stores, Fore-street, on THURSDAY, 6th March prox., at 12 o’clock, ALL AND SUNDRY that very valuable property known as “THE AUCKLAND HOTEL” being a Freehold Allotment in the very centre of the City, having a frontage of forty-nine feet six inches, and depth of eighty-one feet six inches, together with all buildings and improvements thereupon erected. Mr. Newell being compelled, on account of his health to retire from business, and Mr. Gwynn’s immediate return to Europe being urgent, the property, with its valuable business and wide connexion, will, on the above date, be put up to public Auction, conditional upon one bid being reserved for the owner. The Bar fittings and furnishings to be taken at a fair mutual valuation, and the stock (all warranted of the best) at merchants’ prices. The Household Furniture and Hotel effects to be sold at Auction, or taken at a valuation, as mhy be agreed; after which, possession can at once be given to the purchaser. The Hotel Premises Have been erected about three years ago, in the most lasting manner, of brick, upon Scoria basement; and throughout have been finished in a complete and satisfactory style. The materials—Slates, Lime, Bricks, Timber, &c. —are each the best of their kind, having been selected and laid down under the careful supervision of the owner. THE LOWER STOREY, beneath which there is spacious cellarage, contains Kitchen, Servant’s Room, Store Room, second Kitchen, and Draught Cellar. THE BASEMENT STOREY has upon it the Entrance Hall, with double doors, two plcasent parlours, a spacious dining room, and large Bar, fitted up with eveiy requirement for the business. THE FIRST FLOOR contains three large bedrooms with landing and passage into Balcony, and a Parlour and Drawing room in front, with removable partition, capable of being thrown into one noble room of forty feet in length; suitable for a Club or Society' meetings. THE UPPER FLOOR is separated into airy and spacious Bedrooms, well ventilated and healthy—an uninterrupted view of the Signal Station is here attained. Two balconies cross the Western front of the building, and from them is obtained a commanding view of the City and Harbour. An eight-foot passage leads to the neat yard in the rear, where a deep well, sunk to the hard foundation rock, supplies the finest water, and where also there is a good stable and storehouse built of brick, and iron roofed. The Business Is in a satisfactory and thriving state, having been established and carried on personally by the present Proprietor, who has given to it the most indefatigable attention. The House has therefore justly attained a high degree of favour especially among the established Citizens, whose patronage has been more cultivated than that of new colonists. It is peculiarly a “City Hotel and Settlers Home” at present, but its convenient situation and domestic advantages could easily have secured the favour of the more shifting population, had the present owner been able to attend to it. Mr. Newell has hitherto carried on the business with little aid out of his own family, and now finds that it has become too large for him; the cash receipts at present alone averaging about £3,500 per annum. The situation is very central being opposite the new Court House buildings, and in the very h-an of the City throng and business. Further inquiries may be made of the owner on the prernrses, of eff the 'Auctioneers', at the bfUttey Fort Sfct&f.
