Sales ftg Suction* SALE BY AUCTION, VALUABLE REAL ESTATE LEASEHOLD PROPERTY, &c., CLOSELY ADJACENT TO AUCKLAND. SAMUEL COCHRANE, BROTHER, & CO. Have received instructions from Mr. George Simpkins to sell by Public Auction, at their Stores, Fort Street, on SATURDAY 27th inst., at 12 o’clock, ALL AND SUNDRY those valuable Paddocks, Farms and Buildings thereon, close to the Harp of Erin Hotel, upon the Panmnre Road, and adjoining the properties of R. Graham, and David White, Esquires. This property is situated scarcely four miles irom the City, upon the South Road, the chief thoroughfare of the Province. It consists wholly of that famous volcanic soil which has by its astonishing prolific power so excited the amazement of all to whom it was new. LOT No. I situate on the western side of the road, contains 61 acres all fenced, and having erected thereupon A GOOD DWELLING HOUSE, durably built of scoria, and containing six rooms. There are also Cowsheds, Stables, Dairy and Cheese Stores, Fowl Houses, &c., all of Scoria, and AN EXCELLENT GARDEN of one mid a half acres, with a well of good water. LOT No. 2 closely adjoins the Dairy Buildings, Dwelling House, &c., Sc c. Contains 26 acres, 2 roods, and beiug an Hospital Endowment is leasehold yet for eleven years at an annual rental of Nine Pounds sterling. P. Baber, Mr. Ewen, and Mr. Hill, and bounded by the road leading to the Flat Bush. The Soil is very fine, suited fto grow excellent crops; the whole is well watered, having in addition Springs of pure water, partly fenced with live Hedge, part cultivated in Grass, part uncultivated, and a iMotion of very desirable swamp. The road from Auckland to these Farms is well known to be in good repair, which is a desideratum in a new Colony. This Block of Land being so desirably situated in its nearness to Auckland—the Quality is* well known to equal, if not to surpass any Land in the Colony—an Omnibus runs daily the greater part of the distance to and from Town, making altogether the locality unrivalled. There are 215 acres in the entire Farm, of which Forty Acres are in a state of cultivation, one hundred and fifteen fine arable Soil, and tiie remainder slightly intermixed with Scoria. A Swamp jiow reduced to useful dimensions by drainage, forms an area of Rich Soil of the utmost fertility. The whole is strongly fenced, and a portion adjoining the Dwelling House formed into two Paddocks. All the requisite Farm Buildings, viz., Dwelling House, Good Stable, Cowshed and Stock Yard, See., have been durably erected, and arc now in good order. The neighbouring properties arc owned by Messrs. Aitken and May, and the model Farm of the Wesleyan Native Institution immediately adjoins. The Soil of this district is well known—Double Crops of Potatoes as well as heavy Growths of Cereals have no less distinguished it than its overflowing abundance of grass and cattle feed. Badley, Butcher, for entering upon his business (in addition to his own), on the Ist of May, and respectfully requests a continuance of custom from those parties who arc still favouring Mr. Badley with their orders.
