Fleming: and Hedley.

FRIDAY, 23iu> MAY. At their Stores, Tyne street. At 12 o'clock sharp. To Gentlemen in search of a Country Residence. VALUABLE SUBURBAN PROPERTY. To Capitalists*. Speculators, and Others. TjILEMING AND HKDLEY have received instructions from the Trustees in the assigned Estate of H. E. G. Evans and Co. to sell by public auction at the above time and place — THAT MAGNIFICENT SUBURBAN PROPERTY, Held under lease for four years, with a purchasing clause at the end of the term of £50 per acre. The yearly rental is £2 per acre. The Improvements consist of — 1. Crieff Lodge, of nine apartments, quite new, substantially built, and replete with every comfort and convenience, including water laid on to the rooms. 2. Brooklet Cottage, of five rooms, 'quite new, exceedingly well finished and lathed and plastered through* out.

The Auctioneers have no hesitation in stating that this will be the most valuable property in which a capitalist could invest. It is bound to become an exceedingly profitable speculation. It is just on the confines of the town, within easy access by road or rail, and, above all, it is permanently watered by springs and running creek. A new road through the Acclimatisation Garden goes past the property, and this same road will eventually be one of the prettiest driven in Oamaru. It lies almost alongside the Waiareka Junction Station, and the farthest point is not three minutes' walk from the station. If the property could be cut up into i-aere sections the land alone would fetch £4000.

The advantage of this property for a township is very great. Soppoeing the property cut up as indicated, every section would touch water. This fact cannot be brought too prominently before the notice of the public. The land around Crieff Lodge has been levelled and ploughed fomr times and is now in excellent order fer planting.
