Fleming and Hedley.

SATURDAY, sth APRIL.

At the Stores, Tyne street.

At 12 o'clock.

SPLENDID SUBURBAN PROPERTY.

To Gentlemen in search of Building Sites.

To Capitalists, Speculators, aud Others

TOWNSHIP OF MEADOW BANK.

FLEMING AND HEDLEY, in conjunction with CONNELL AND CLOWE"*, have received instructions from John Barraclough, Esq., to veil by public auction, as above — 40 ACRES SUBURBAN LAND,

To be sold under the name of MEADOW BANK.

The Allotments will comprise from one acre to four acres, and will be sold at the upset price of £200 per acre.

The Auctioneers would remark that this is without exception the most valuable pro*

perty ever offered in this district.

It stands unrivalled as a Township. The site is so convenient to Oamaru that in a very few years it will be part and parcel of the Town, while it ii far enough removed to be exempt from the burdens which Town Residences have to bear. Purchasers should not lose sight of this very important fact, for Town Properties will have in future to pay such taxes as will eventually force owners beyond the Boundary. There is a beautiful level road to the Township, and the ground has such a nice slope that the most level sections hare a gradient sufficient to carry off the surface water. For Building Sites, therefore, it must be admirably adapted, Persons who can afford to secure say five acres of this block would have the very best situation for a gentleman's residence to be found in the County. As a mere speculation it is the surest in the country. The price of land along the North Road, within an easy distance of Oamaru, i» not a tithe of what it will be. We have no hesitation in stating that this very land within the next ten years will b* sold for £1000 pw acre.

Terms — 10 per cent, on the fall of hammer, and 10 per cent, one month after sale ; the balance in one, two, and three yean, with interest added.

Plans of the township can now be obtained from the auctioneers. ma 12

SATURDAY, 6th AFBIL.

At their Stores, Tyne street.

At 12 o'clock.

TT7ILEMING AND HEDLEY -■- have received instructions from Messrs H. E. G. Evans and Co. to sell by public auction, immediately after the sale of Mr Barraclough's property — That Magnificent Suburban Property held under lease for four years, with a purchasing clause at the end of the term of £50 per acre. The yearly rental is £2 per acre. The improvements consist of — 1. Crieff Lodge, of nine apartments, quite new, substantially built, and replete with every comfort and convenience, including water laid on to the rooms. 2. Brooklet Cottage of fire rooms, quite new, exceedingly well finished and lathed and plastered throughout.

The Auctioneers have no hesitation in stating that this will be the most valuable property in w hich a capitalist could invest. It is bonnd to become an exceedingly profitable speculation. It is just on the confines of the town, within easy access by road or rail, and, above all, it is permanently watered by springs and running creek. A new road through the Acclimatisation Gardens goes past the property, and this same road will eventually be one of the prettiest drives in Oamaru. It lies almost alongside the Waiareka Junction station, and the farthest point is not three minutes' walk from the station. If the property could be cut up into quarter-acre sections, the land

alone would fetch £4000. The advantage of this property for a township is very great. Supposing the property cut up as indicated, every Section would touch water. This fact cannot be brought too prominently before the notice of the public. The land around Crieff Lodge has been levelled and ploughed four times, and is now in excellent order for planting.
