TO-DAY’S SITTING

NEW STREET HOUSE PROPERTY At to-day’s sitting of the Nelson Land Sales Committee application was made by B. B. Jones for the sale of a house property known as No. 20 New Street, Nelson, by Maurice Karsten to Ethel Feran Howson at a price of £1435. Mr C. R. Fell, who appeared for applicants, stated that Mr W. S. Howson, husband of the purchaser, required the use of the property to give back access to his butchery business in Bridge Street. Mr Jones said Mr Karsten purchased the property to let, having bought it for £I3OO from a vendor (Mr J. Holmes) who wanted a quick sale on account of his transference to the North Island. Witness’s valuation of the property was £l472—land at £l2 per foot, the house at 17/*; per square foot, and £35 allowed for fencing and concrete. Mr B. Holbrook submitted a valuation of £I4BB (land at £l2 per foot and the house at 17/6 per square foot). In answer to the Crown representative, Mr E Froggatt, the chairman replied that it was impossible to lay down a set rule for depreciation on houses. Each case would have to be considered on its merits. The Crown called Charles R. Duke, Nelson City Valuer, who submitted a valuation of £835. QUESTION OF PROFIT Mr Froggatt pointed out that if the sale was approved at £1435, the vendor, who bought the property only a few weeks ago, would be making a profit of £135 on the deal. The chairman stated that the committee was not concerned with the profit made as the result of a sale. The committee was interested only in the value, and if it was satisfied that th© value was in a property the price submitted would be sustained. The committee did not act as valuers, but gave its decisions on the evidence submitted at the hearings. The. decision was reserved. SALES APPROVED The committee approved the sale of 121 acres of farm land at Lower Moutere from Frank Copeland to Richard James Holmes, at the price of £350. The applicants were Messrs Fell and Hariqy. Approval was given to the sale of a house property of 2 roods 33 perches and containing a five-roomed house, at Spring Grove from Roy Charles Palmer. of Spring Grove, to Gladys Elsie Mead, of Motupiko, at the price of £BSO. The applicants were Messrs Fell and Harley. An application by Messrs Pitt and Moore for the sale of a house property with a 40-foot frontage to Wakefield Quay, Port Nelson (opposite Customhouse Hotel) by George Percival Kellor to Charles George Cullen, the price being £650, was approved.
