LAND SALES IN THE MANAWATU.

THE COMING SALE. Next Wednesday will no doubt be a busy day at Feilding, on which occasion Messrs. Halcombo and Sher^ill will offer for- sale five hundred sections, comprising fully ten thousand acres. As we notice from our exchanges: Mr. Halcombe has advertised m the Napier, HoKitifca, Canterbury, Otago, and Wellington papers, a large attendance : and keen competition may be expected, still with ten thousand acves to" be distributed, it will be hard if an intending investor will be disappointed, or allowed- to go away empty-handed. As we- have pointed v out upon a previous occasion, Mr.. Halcombe, the Agent. or Manager for the Company, deferred placing th» land m th© market until such time as good roads wer» constructed past : every «eotjion to.be submitted for" 1 sale, and some idea of the improvemenja. made, by the Corporation may be obtained when it is stated' that over-seventy miles of road have been constructed through : the blocks thirteen of which will run right through the sections to be offered. These' labors, however, by BO means' represent the full extent of what is : intended to be done, as there yet remains on hand £20,000<for further outlay, and as the., ten , thousand acres now to be brought to the hammer doss not include the whole, of the yet unsold land of the. Corporation, the work of improvemeritl&y thabvbody will: still 'go on. In cataloguing the lots: it will be seen that due attention has been paid- to supply the wants of all classes of buyers. Nine-tenths of the amount have been set, apart as rural sections m the very pick, of the ManchesterBlock, and varying m farms of fromnfty to five hundred acres. Over a third of the balance' has been devoted to suburban | sections, with the remainder constituting; town sections m either. Adiurst or Cheltenham, or village sectionr m Stanway. By this judicious arrangement settlers from ocher, parts of the Colony, who wish, to obtain a foothold m the Manawatu, and are desirous of securing a farm wmch will be. of sufficient extent to settle down upon, have 9000 acres from which to choose, going to. the small limit of fifty acres, or as high as five hundred. Then again the laborer has been presented with an opportunity ofobtaining a freehold residence upon terms which will press nr* heavier upon him than if he were under a rental 1 ;, m fact, -we very much question if' m some cases it is not much less than a rental. To those, who do not purchase upon deferred payment the terms are — 10 per cent. upon the fall of* the hammer ; the balance, at any time within twelve months, and beaming interest mean-, while aj; 7 per cent. It is, however, worthy of bearing m mind that those persons who pay the. balance within six months will b$ free of all interest- whatsoever. VYifiTi regard to the deferred payment term 3, it is announ"ed that most of the rural' land, except^ ing some, special timber blocks, and some or the larger suburban bloi'ks, mar he taken up m the. form of a lease, with a right to purchase, up -jn 25 per. cent.' -at Me.- t;> the. auction bid, payable- on the &)bh, $ua%

1884, but bearing 5' per cent, oh this pur- * chase, the rental being half-yearly in -advance. With, such amagniflcent extent and quantity of land to chose from, offered upon such advantageous t<rms^-«uch v must come within the reach of every one— we expect it to be "by far the largest sale .which has ever taken place m the Manawatu: . As will be seen elsewhere, the auctioneershate'inadi arrangementp. with the 'Railway Department for a special wain from Wanganui upon the day of sale, calling at Marton, Greatford, and . Halcombe, and arriving shortly before noon. For the past week also, and every day up to thViilej -»; coach .Bias been and will be: run 'from Feildiing^to both Ashurst and Cheltenham, so that those who have ■ not vet visited the block,' have ample time ~ to do no between this and Wednesday, and ' so be able "*& form a bettor judgment of tht property for which they will compete. - ; *:;:;-
