The following Report by Mr John Bollard as to the Agricultural oaxmbilities of the land, and Mr Andrew M‘Leod's estimate of the standing Timber, will give some idea of the value of the jiroperty offered for sole. Messrs Vaile and Douglas, Gentlemen, —In accordance with your instructions, I have inspected the Taupaki Block, to bo ottered at Auction by yon on the 21st instant, and I now beg to submit the following report:— The open land in this Block, consisting of heavy fern interspersed with taupaki and flax, is the grandest for agricultural purposes X have yet seen North of Auckland, and much superior to the land in the surrounding districts. The open laud and that covered with manuka bush (suitable for first-class fencing rails) contained in the sections on the eastern and southern side of the Main road, through the centre of the Block, is especially good soil, and capable of growing large quantities of all kinds of farm produce. The sections on the eastern side and a portion of the sections on the southern side of the Block are covered with magnificent kauri, puriri, and other valuable timber. The whole of the sections are well watered. All the open laud and the manuka bush, when cleared, is easily xdoughed, except a small quantity in the west and north-west sections of the Block. The Roads are well laid off, easily formed, and the grades are easy. This Block of Land is well worthy the attention of intending settlers or parties seeking investments in Forest or Agricultural laud, and I have no hesitation in saying that, if a block of land similar in quality to this was within one hundred miles south of Auckland, aud as near the railway, it would readily sell at from £5 to £lO per acre. Also, wooden house, of four rooms, attached to main building j good baker’s oven; receiving store (30 x 13), on piles, for the cargo boats to receive and discharge cargo; carpenter's shop and smithy; stable; stock yard for 200 hood of cattle, with deep water for shipping them, within 20 yards. Flax-mill, with four-roomed cottage; all machinery in perfect working order, with every requisite for making flax. This mill has boon in the habit of turning over £SOO worth of flax, at a cost of £2OO to £220. The buildings are all on the 400 acres. Plenty ol fruit and ornamental trees round the house. Leasehold, 29,000 acres from tho Crown, at £B4 pot annum. This is n good cattle run ; all open country, with many large swamps containing excellent food. Harbour.—Any vessel, not drawing more than 14 feet can outer at low water, and in any state of tho weather; no dangers In or out, and shelter x>orfoct. Steamers call at any time for a £lO freight. Tides from 6to 8 foot. The harbour s wall known as tho host fishing station on tho const. 100 head well-bred cattle; 500 half-bred sheep; 8 stock horses; 1 8-tou boat (whale do and small do); farm implements, Ac, Title, grant from tho Crown, improvements still going on. Price, £7OOO.
