Sale of Rural Laud by Public Auction. MR. Lyttelton, Aug. 28th, 1851. „ VALUABLE FREEHOLD ESTATE, Galled " The Avon Valley Farm" at Stunner, the property of George Heath, Esq., ivho is about to change his residence. TO BE SOLD BY AUCTION, by Mr. Tulloch, on Saturday, the 13th day of September next, in the long room of the Mitre Hotel, Lyttelton, at 3 o'clock in the afternoon, and subject to such conditions as shall be then and there produced, (unless previously disposed of by private treaty, of which due notice shall be given.) All that valuable Freehold Estate, contiguous to the town and harbour of Sumner, consisting of 100 acres of Land, well known as the " Avon Valley Farm," a portion of which has been recently enclosed and cultivated. The remaining portion of the land may be enclosed, laid out, cultivated, and improved, so as to display in no little degree, the taste and judgment of the future owner, and fortunate possessor of the soil. This very eligible estate is situate on the south side of the Christchurch and Lyttelton Road, near the town of Sumner, being Section 158, as shown on the map or plan of the Canterbury Association, setting out and describing the Rural Land in the Christchurch district of the Canterbury Settlement. Also all the right of pasturage over, and the preemption of purchasing, 500 acres of Land, adjoining or near to the above section. Also two excellent Milch Cows and a Calf, with all the Farming Implements and Utensils on, or about the Farm. - Also all that newly erected Dwelling-house, with the Garden, Outbuildings, and Appurtenances thereto belonging, and all the valuable Household Furniture and effects in and upon the premises. The Land is partly cultivated, and of singular beauty; commanding extensive Sea and Land views over the most interesting part, of the Town and Harbour of Sumner, and the romantic hills and mountains adjacent to the Agricultural and Pastoral Reserve of the Canterbury Plains. A great portion of the Agricultural Land is well adapted for the Building of Freehold detached Villas, and for building purposes in general, (for which numerous applications have been made,) presenting such a desirable frontage to the Christchurch and Lyttelton Road, with the waters of the Avon and the Heathcote flowing along a portion of it; in addition to which the Christchurch and Lyttelton Road throws the land open to, and brings it in direct communication with the rising town of Lyttelton, and Harbour of Port Victoria, and the not less important Town of Christchurch, the future " City of the Plains." Beyond this, there can be seen at the distance of 70 or 80 miles, the celebrated range of the Kai Koras,the highest mountains of the New Zealand group, rising with a peculiar grandeur to an elevation of 10 and 12,000 feet above the level of the sea, clad with perpetual snow. Tlie House is well shingled,—comparatively new—and of substantial structure, being one of the far-famed " Manning's Houses," presenting a frontage 22 ft. by 15 ft. 6 in. wide, divided into two rooms ; a room, or ' lean-to' has been added to the House, which can also be divided and made suitable as a Kitchen and Servant's Bed Room. The House is supplied with excellent water from a well on the premises. The Farm, consisting of 100 acres of Freehold Land, with the House and other buildings thereon, will, with the right of pasturage over the 500 acres adjoining, and the pre-emptive right of purchase of the same, be put up in one Lot; and the two Cows and Calf, the Farming Implements and Utensils, with the Household Furniture and Effects, may be taken at a valuation at the option of the Purchaser. Wormald, Solicitor, Ham House, Lyttelton, at whose office a plan of the Agricultural Land, Dwelling-House and Premises, may be seen.
