'1 ■ LAND TRANSFER ACT 'I' • : LANDS ALIENATED or contracted to bo alienated from tho Crown in foe prior to tho coming into orieratibn of "The Land Transfer Act, 1870," may be brought under the provisions of tho Act by application from the persons entitled thereto. All Lands alienated from the Crown after the coming into operation of "Tlio Land Transfer Act, $1870," are subject ' to, and must be deajt with, in monper prescribed by the Act. Tho following aro examples f the fee payable fov bringing the land under the pro visions of tho Land Transfer Act:-r---1. When tho Title consists pf a Grant, dated on or Subsequent to tho 28th December, 1841, none of the land included in which has been dealt with— Where tho; Certificate of title is directed to issue in tne name of the A' iplicant : Value of land £100 .'. £0 U 2 Where the Certificate of title is directed,' to issue in the namo of the Purchaser : Value of land £100 ' 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for cyery additional £100 in value. 2. Any person, therefore, who wishes to i his land under the provisions of tho Act, order that whenever he deals with it ho be in a position to avail himself of facilities afforded by baying a Registered Title, can do so Withbut "Any Present Cost, by allowing the fees to remain unpaid until i such dealing takes place. Any Title, however long and complex, may be investigated at a cost to tho Applicant of only Five Shillings; for if the Title iB reected all fees are returned, with the execptior of that amount. CERTIFICATES OF TITLE ARE AU3OLUTELY INDEFEASIBLE. ALL TITLES- ARE GUARANTEE!} BI ' ' THE GOVERNMENT. On all Conveyances by Deed under the old" system, the copt of registration in the Deeds Registry, over and above the Solicitor's change, is never less than Fifteen Shillings, frequently yory much more ; while land which has been bought under fhe provisions of " Tho Land Transfer ' Act" can be transferred at a total coot,of Eleven Shillings where a whole section is conveyed $ arid whore only 'part is conveyed (and' therefore l & fresh Certificate of Title is necessitated), pf Thirity-one Shillings, which is the highest* sum allowed by the Act, no matter what tho'yalue or area^ of the land. .'■ TJrider the Regulations in force on and after \he Ist January, 187&, the o fiargo for Certificates of Titlfcs issued upon Memoranda of Transfpr is reduced to Ten 1 Shillings in. all caees whero the 'value of the land is under Ten Pounds. The total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter wha^ the amount involved. A mortgage may be transferred ox discharged, or a lease transferred or surrendered for Five Shillings. THESE OPERATIONS INVOLVE NO ! DELAY.
