T A N D /T EANSFER ACT LAND^ ALIENATED or contracted to be alienated from the Crown in feo prior to tho coating into operation of " The Land Transffi 1 Act, 1870," may be b?ought under the provisions of the Act by application from the tfbrsons entitled thereto. All Lands alienated from the Crown after thi coining into operation of " The Land Aot. 1870," are subject to, and jfaußt be dealt with, in manner prescribed by the Act. Tho following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act: — 1. These charges also represent the cost of Conveying Land,. Inasmuch as applicants to bring land under the Act can direct the Certificates of Title to issue ia the names ofaaj other persons. Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to have the land registered under the Act in hist own name, and the fees 'may remaht unpaid until ! laad is dealt with. Any person, therefore, who wishes to | his land under the provisions ot the Apt, order that whenever he deals with it he be in a position to avail himself of facilities atibrded by having a Registered Title, can do so Without Any Present Cost, by allowing the feee to remain unpaid. until suoh dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings; for if tbe Title is roected all fees are returned, w.ith the exception of that amount. CERTIFICATES OP TITLE ARE ABSOLUTELY INPEf EASIBLE. ALL TITLES ARE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Kegistry, over and above tho Solicitor's charge, is never lees than Fifteen Shillings, frequently very much more j while land which has been bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed \ and where only part is conveyed (and therefore a fresh Certificate of Title is I'ecessitated), of Thirity-one Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area of the land. Under the Regulations in force on and after tho Ist January, 187)4, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all caccs where tho value of the land is under Ten Pounds. The total cost of executing a mortgage or lease of land, registered under the 'Act, ia Twelvo Shillings, no matter what the amount 1 involved. A mortgage may be transferred or discharged, or a lease transferred or surrendered for live Shillings. THESE OPERATIONS INVOLVE, NO DELAY. The following aro some of tho ad-j-antises inferred by the Land Transfer syst&ai:1.
