'■-■ • » —- Now that the land boom of a few years ago is to some extent a thing of the past, and matters are settling: down on a business instead of a speculative basis, it is opportune to review the local position as at the conclusion of 1910, and compare it-with that at the proclamation,of the Town District of Upper Hutt in March, 1908, and at'the end of the valuation periods of March, 1909, and 1910 respectively. On 31 March, 19Q8, the Government Valuation .Roll for the newly-constituted Town District showed the capital value to be £198,368, of which .£191,863 represented rateable properties. On 31 March, 1909, the.capital value had increased, principally due to improvements in the shape.of buiklings, to £211,820, of which £204,141 was rateable; and on 31 March, 1910, a further increase to £217,750, of whicli £209,897 was rateablenotwithstahding the fact that in the last-named period a revaluation of lands, which from being subdivided into building allotments, had been merged into a 56J-acre block for dairying purposes, had resulted in the reduction of. the total uhimproved value by'£229l. On 31. March, 1908, the-amr of the improvements within the Town District was set down at £51,969. This was increased during the first year of the Town Board's existence to £64,572 on March 31, 1909.; and again to £72,787 on March 31, MO-an increase in buildings totalling £20,818, or a little over 40'pei cent, in the two years. The valuation roll at March 31, 1911, should show still. further increases. - Among the many improvements may be mentioned the nen brick post office, the twp-storj reinforced store and shops of Mr, J. " . Benge, the two-story brick modern bakery of Mr. J. A, Hazelwood, the largo hew sehoo' buildings, the new Anglican Church at Upper Hutt, the up-to-date 1 coach factory and farriery of tyr. J. T.
