-TJpOR SALE.— A BARGAIN. * ON EASY TERMS. FOUR SECTIONS IN THE KAUPOKONUI SURVEY DISTRICT, CONTAINING 1250 acres. Of which about 360, acres are felled grassed, and partly fenced :—: — Sec 6, Block v, 312 alr 26p, Perpetual Lease Sec. 7, Block v, 315 a2r 14p, Perpetual Lease See 11, Block v, 305 aOr Op, Perpetual Lease Sec 12, Block y, 320 a OrJOp.^Freeaold Having decided upon " leaving Manaia shortly, I am offering the above sections separately or together, and either for cash or on easy terms, at a very low price in order to ensure a sale. The Block (V.) lies between ,the Auroa and Eiri Roads and just above the Opunake-Stratford'Road, inland 1 of Otakeho and Pihama. Near Jy, the whole is level and. of good quality, the greater portion of it being superior to much of the land in. the 1 more settled parts of the district. Portions of the land are. wet, but have a good drainage. It is estimated that three-fourths of the whole is good, dry, level, or slightly.undulatng land, capable of being converted, "nto capital pasture. For raising young stock, bred. in he bush or for 18-months-old cattle from the open, the land is well adapted, and will, with ordinary management, return ,a handsome", profit on outlay. In a year or so the land will carry a large herd j 6f dairy l stock The greater part of the improvements is on Section 11 and 12 (Auroa Road), where about 250 acres are grassed and mostly fenced. The land is now easily accessible on • the east by the Auroa Road - and on the west by the Kiri 'Road, both of which are metalled to within a few chains of the boundary, whilst the Oeo Road, which is metalled as far as the Opunake Road, will afford an outlet for the central portions as soon as the upper part of the -road is stumped, and formed. When present .contract is completed, a buggy might be driven from the railway line to within a quarter of a mile of the land. To a man with, say, £8000 to £4000 to fell and grass the land and stock it, there should be a fortune at the price placed on it. To a man with-only a small capital the present affords an opportunity of getting, say, from 200- acres upwards, and improving it- by degrees. Plans of the land and further information may be obtained on application. * GEORGE A. HURLEY, Land Agent, Manaia. HHOWI SHOW I SHOW I AT TBE ONEBUNGA BOOT FACTORY Haweba. PRICE LIST. Men's.
