SALE OF LAND AT HAWERA.
The auction of the deferred payment sections in the Ngaire district, which took place on Wednesday, was, from a salesman's point of view, a very quiet affair. But little competition was evoked, and most of the buyers obtained their sections at about the upset price. The Commissioner .ot Crown Lands proved to be a smart and prompt knight of the hammer, and bidders were forced to make up their minds quickly, if they intended to secure the section applied for by more than one applicant.
The Commissioner of Crown Lands» at the conclusion of the sale, sale that, so far as the Land Board was concerned, they greatly preferred to have no competition for the deferred payment land. The Board placed what they considered a fair upset value on the land, and were chiefly anxious to see the country settled by a number of thriving and prosperous settlers, who would be able to secure such a return from their investment as would prove satisfactory to themselves, and would act as an incentive to others to follow then? example. Mr. Whitcombe pointed out that there were still a considerable number of deferred payment sections in the Ngaire district for which no applications had been received. Some of these were almost, if not quite as good in every respect, as those already taken up, and with a view of enabling purchasers to ascertain which sections were still open, he had prepared a list corrected to date, showing exactly what land was still available, and also the sections already applied for and taken up. The land to be opened at Kaupokonui shortly was stated by the Commissioner to be all level land, but not of quite so good a quality as some of the other blocks which had been recently offered. But another block, situated about six miles from the Ngaire road, of really first class land, would be open for selection very shortly, and this block was strongly recommended as being second to none in the district.
The following is a foil list o£ the seetiona offered and the prices realised ; —
Block I.
Section 85a.— Applied for by H. Stanton, Christchurch, and Wm. Blair, railway inspector, Stratford. The upset price was 505., which was bid by Mr. Blah*, and the section knocked down to him without opposition. Section 7 was knocked down to Sergt. Pacey, of the A.C., at the upset price of 20s.
Section 9 was knocked down to R. Jenkin', Hawera, at the upset price, 20s.
Section 31 was applied for by Messrs. A. Baker, W. Taylor, and M. J. Mcßeynolds, one of the A.C. It was put up at 205., and secured by the latter at 30s. per acre.
Section 33 was applied for by Messrs. W. Taylor, W. Baker, and Pat Mooney. It was put up at 255., and secured by Mr. Taylor, of Stratford, at 38s. per acre. Block VI.
Sections 37 and 44 were bought by Mr. J. Taylor, at the upset price of 20s. Section 58 was applied for at the upset price of 405., by Messrs. C. Ayling and G. Sparkes, of Patea, and was secured by the latter at 41s.
Section 59 was also applied for by the same parties, at 50s. per acre, and secured by Mr. Sparkes, at 555. Section 67 fell to Mr. J. B. GoaJrin, of Auckland, at the upset price of 40s. *
The sale was concluded at about 12 noon.
