Pents are payable- half-yearly in advance to the Receiver of Land Revenue, Auckland ; aud the first hallyearly payment is to be made on the fall of the hauini r, with value of improvements (if any). 3. Town sections to be improved within one year from the date of the lease to the value of ten times the annual rental. Ptiral sections are to be fenced within one year from the date of tho lease. No valuation for improvements will be allowed at tho end of the term of lease. 4. No lease to bo assigned, underlet, or the possession thereof parted with except with the consent in writing of the Commissioner of Crowu Lands, Auckland. 5. All rates, taxes, charges, and assessments whatsoever to be paid by the lessee. 6. All buildings erected to be kept in good repair and condition, and in the erection of any building upon the sections within tho town the lessee must abido by and conform to tho alignment of streets and roads, and to all by-laws and regulations made by tho local authority intrusted with the administration of tho local affairs of tho Township of Potorua. 7. Privies, ashpits, and other works of a similar character to be constructed and maintained as directed by the local authority. All drains and channels, and tho sanitary state and condition of the premises, to bo subject to tho by-laws and regulations of the local authority. 8. No wells to bo sunk or any excavations to bo made without the consent in writing of the local author. ity. 9. Tho trade or business of a soapboiler, tallow-chandler, tanner,slaughterman, meat eurer or preserver, or anj' noisy, noxious, or offensive trade or manufacture of any kind whatever will not be permitted. 10. Provision will bo made in the leases for inspection o-f promises at all reasonable times. 11.
