MR. MILLER'S SALES SALE OF. WAIKONINI. , MARCH 13, 1879. PLANS AND SPECIFICATIONS of this magnificent freehold estate are now ready and can be seen at the of the undersigned, IMPORTANT LAND SALE. MAGNIFICENT FREEHOLD ESTATE, WAIKONINI. 11,760 ACRES RICH LAND, OUT UP INTO CONVENIENT AGRICULTURAL AND PASTORAL FARMS AT NAPIER, HAWKE'S BAY. MR M. R. MILLER Has received instructions from Messrs Rhodes and Shield (in consequence of approaching dissolution of partnership) to sell by public suction at the Criterion Hotel, Napier, on THURSDAY, MARCH 13, 1879, At 11 a.m. sharp, All that rich and beautifully situated, really first-class Freehold Estate known as WAIKONINI, situate on the Tutaekuri River, 24 miles from Napier by the Taradale Road, and 25 miles from Hastings. HPHIS ESTATE altogether comprises X 11,760 acres rich Arable and Pasture j Lands, the whole fenced and subdivided into blocks of various sizes as catalogued under, the large blocks containing paddocks of various sizes. The divisions have been made with great care and judgment, each containing a never-failing supply of water, and of easy dray access. Thiß being part of the Tunanui Estate was selected about four years ago by Mr Shield, who since the day it was aoquired has unremittingly attended to its development, in which neither capital nor labor has been spared, and with surprisingly satisfactory lesults; the land which was then under strong fern is now thoroughly broken in, and for the moat part sown with choicest varieties of English grass seeds ; a few paddocks have been ploughed and now show crops of oats and barley, while the bulk of the estate is unquestionable first-class wheat land. The character of the soil generally is rich deep loam on strong clay subsoil, limestone and papa formation, undulating downs and plains, numerous creeks, and tributaries afford abundant water in the driest seasons, and small clumps of natural bush not only beautify the country, but also yield abundant firewood ; there is also a good natural road to the Puketitiri Forest, distant 10 miles. The earlier broken land will now winter a minimum of three sheep per acre. The whole estate should do this within two j more years were grass alone depended upon, ; but with the aid of mangolds or rape, for which the soil has proved to be admirably adapted, many more could be carried. Block 1 contains 506. acres, .with two cultivation paddocks and out, station hut ; re • mainder of land sown with grass seeds. Block 2 contains 481 acres sown with grass seeds. Block 3 contains 326 acres sown with grass seeds. Block 4a contains 565 acres sown with grass seeds. Block 4s contains 830 acres sown with grass seeds. Block 5 contains 1342 acres. On this block is situated the sheep yards, cultivation and grass paddocks Block 6 contains 440 acres sown with grasa seeds. Block 7 contains 828 acres sown with rasa seed. Block 8 contains 1820 acres sown with grass seeds. Block 9 contains 1760 acres sown with graas seeds. Block 10a oontaina 1556 acres sown with grass seeds. Block 10b contains 1215 acres. In this block are also contained the Dwelling house, Garden, Orchard, Offices, Stables, Huts, < Blaoksmith's Shop, Wool-shed, Yards, and ; numerous Paddocks ; also considerable belts of plantation and forest trees. The larger blocks could be divided, if necessary, between two er more buyers; but the present arrangement of area has been made with a view to satisfy the requirements of all classes. The dividing fences are most substantial and all in excellent order; the roads are good, and the proposed railway from the main trunk line at Pakowhai to Woodthorpe, will be only ten miles from the property, an extension of this railway to Puketitiri Bush, is also contemplated, this line must, pass through the Waikonini Estate. The climate of this partis most enjoyable. It has every advantage of locality, lying about equidistant from the Ruahine Ranges on the west, and the sea-coast on the east ; it is indeed not only one of the most beautifully situated, but also for soil, one of the cheiceat in the Northern Island, and only under peculiar circumstances is thus placed in the market. : • Tbrms, very liberal, viz. :— Ten per cent, cash ; ten per cent, in six months ; five per cent, in 12 months ; , and five per cent, in 24 monthß ; balance in three equal instalments in 3, 5, and 7 years, bearing interest at the rate of 7 per cent, per annum. Immediately after the sale of the property, the Stock, consisting of 12,000 Longwool Sheep 100 Cattle • 30 Horses Crops, either standing or in stack, Drays, Ploughs, Harrows, Blacksmith's Forge and Tools, Horae-power Chaff-cutter, and other plant, will be offered in lots to suit purchasers. The various blocks can be seen on application to Mr Shield, the resident partner at Waikonini, or fuller information. It is instantly and completely soluble, in either cold or warm water. 2nd. It is perfectly safe, non-poiionouß in its effeots on sheep, healing to all sores on the skin, simple in application, and may be used at any season or ia any climate. 3rd. It is a certain preventive, and perfect cure for Scab. 4th. It most effectually destroys Red Lice, - also Sheep Ticks or Cades, Maggot*, and all other parasites which infest Sheep. sth. The Dip is invaluable for protecting the Sheep from the attacks of Flies asd Maggots. 6th. It has been found to be a valuable cure for Foot Rot. 7th. It greatly improves the general health of the Flook. Bth. It is acknowledged by all who have ueed it to be the beßt composition known for improving the quality and promoting the growth of the wool. 9th.
