Sales by Bethuue & Hunter. Monday, 28th Decbmbbb, 1868. CASTLE POINT SHEEP STATION. MESSRS. BETHUNE & HUNTER Will offer for sale by public auction, at the Exohange, on MONDAY, the 28th December, 1868, at 2 o'clook, if not previously sold by private contract, THAT very valuable RUN, known as the Castle Point Station, situated at a distance of 100 miles from the city of Wellington, on the main road to Napier and Auckland, oontaining upwards of 20,000 acres of land ,• 12,000 freehold, the remainder held under a Government license ; bounded on the east side by the sea, having a frontage of fully six miles along the coast. The south side adjoins the run occupied by the Rev. J. C. Andrew, and is completely enolosed by a strong six and seven wire fence ; the weßt side is bounded by the Whareama River, and the north side by the Tinui River and a native reserve. Castle Point is the only port on the East Coast between Wellington, and Napier. It forms an excellent harbor of refuge, as vessels can run in and lie at anohor in bad weather j goods can always be landed j last season about 400 bales of wool were shipped. Thero is a splendid site for an extensive town, which might easily be laid out, and also a considerable extent of valuable land, well adapted for suburban seotions j arrangements have already been made for reserving eligible sites for a church, sohoolhouae, parsonage, and cemetery, and a telegraph oifice has just been erected. There is a considerable population in the district, which js increasing rapidly. Castle Point is the moat convenient outlet for the settlers recently located at the Moroa farm settlement. The buildings attaohed to the station comprise a very large and commodious well built dwelling house, 44 x 32, containing dining room, parlour, seven good bedrooms, storeroom, and large kitchen j cottage, 24 x 18, oontaining three rooms for overseer 5 house, 28 x 19, containing five rooms for farm servants j large and convenient woolahed, 68 x 15, with wool-press and shearing-pen * storehouse, 15 xll j dairy • bakehouse ; butcher's shop 5 barn, 46 x 17 ■ stable, 47 x 17, containing six Btalls and three loose-boxes ; oow-shed j calveß-house and cart-shed, 24 x 16 ; fowlhouse ; pig-styes ; boat-house 5 large and well arranged stock yard. All the buildings have been erected in the most substantial manner, and are in an excellent state of repair. There are about fifty acres of land in close proximity to the principal dwelling-houße, enclosed and divided up into an orchard well stocked with valuable fruit trees, kitchen and flower garden, and five convenient paddocks, which have all been thoroughly ploughed up and laid down in English grasses. There is also situated at some distanoe from the before mentioned block of buildings : — One large House, 34 x 26, occupied as an Hotel, with Dwelling House, 31 x 12, attached, containing eleven rooms. One large Building, 32 x 15, ocoupied as a General Retail Store and Dwelling House, containing shop and four rooms. One Building, 68 x 16, used as a Wool-store and Stable j the first named capable of containing 200 bales of wool. One Building, 21 x 14, used as a Blacksmith's Shop. One Building, 32 x 14, used as a Boat-shed. A Block of Land containing about 1800 acres, situated at one end of the Run, has been enclosed with a substantial post and four rail fence, and a good dwelling house containing six rooms, cottage for men, cow-shed, stockyard erected thereon, and two paddooks ploughed up. Sheep, cattle, horseß, farm implementa, household furniture, stores, boats, and a great variety of articles can be taken at a valuation. A portion of the purchase money may remain on mortgage for a term of yearß at the ordinary rate of interest. The farm of 1,800 aores, the hotel, retail store, smith's Bhop, and boat-shed, are all let to respectable tenants, and produce a fair annual rental. The station can be examined at any time on application to the owner, Mr. Thomas Guthrie, who resides on it, and will be happy to accommodate intending purchasers, shew them all over it, and afford the fullest information. BETHUNE & HUNTER Will offer for sale by publio auction rt the Exohange, on MONDAY, the 28th December, 1868, at 2 o'clock, if not previously sold by private contraot, THAT first- class RUN in the Whareama district, known aa Buxtons, situated at a distance of ninety miles from Wellington, twenty miles from Masterton, and fourteen miles from Caßtle Point, adjoining tho run occupied by the Rev. J. C. Andrew, aud on the main road to Napier and Auckland, containing about 25,000 acrea of land, 18,000 of which are freehold ; bounded on the east side by the Whareama river, on the west by Crown land, on the north by Mr. Grooves' Btation, and on the south by the Mangapokia river, and Mr. Cameron's freehold land. This fine run has excellent natural boundaries, and could be entirely enolosed at a very trifling cost ; a considerable portion oonsists of splendid flats and blocks of the richest agricultural land, capable of growing heavy crops of grain, the residue is composed of gentle hills and slopes admirably adapted for sheep walks. There is abundance of timber in the neighbourhood, and the country is intersected with natural boundaries, bo that the run could easily be divided into large paddocks. Thia estate could be easily and advantageously divided up, and laid off as a small farm settlement, there being a splendid site for a township near the centre of the run. Tho population in the district is increasing rapidly, , and there is no doubt that town allotments, convenient suburban seotions, and moderate-sized farms would sell readily at remunerative prices, There is an excellent dwelling-house, outbuildings for farm servants, dairy, cow-shed, stockyard, substantial woolshed and sheep pens on the estate, and upwards of 300 acres of land enclosed and divided into convenient paddocks, all well grassed. The stock, comprising about 5000 sheep, 100 head of cattle, and a few horses, can be taken by the purchaser of the run at their fair markot value. At present the station is not stocked, as it is capable of carrying at least three times the number now upon it. A large portion of the purchase money may remain on mortgage for a term of years, at the current rate of interest.
