Each lease will commence from the date of the acceptance of tender and will expire on the 30th day of April, 1942, and will contain a perpetual right of renewal every 21 years at a ground rent to be fixed by valuation with alternative provisions for the sale on behalf of the tenant of the improvements on the land by auction at the option of the tenant at the end of the first lease and at the end of any subsequent period of 21 years. Tenders must be in ■writing, on forms to be obtained from the Town Clerk, and must be deposited at the office of the Town Clerk, High Street, Hawera, not later than 4 p.m. on the 16th day of February, 1925.
