' Among the cases heard at the • recent sittings of the Valuation Court were the objections of Mrs. M. A. Williams against the values placed on the lessee’s interest in Corporation leasehold properties held by her in Grey-street and Jervois-quay. The objector called evidence to show that owing to various causes, notably the depreciation of the property caused by , the erection of a horse-trough by the Corporation almost at the front door of one of the buildings, it was found impossible to obtain tenants for the offices. For the Department, Mr. J. Ames, City Valuer, gave evidence that the site was one of the best business sites in the city, and that, the buildings being only two-stories high, a satisfactory return could not obtained by letting offices. Counsel for the Department pointed out that the lessee’s interest in the unimproved value of the land was fixed by statute at a percentage of the uniinproved value of the freehold. The Court, after consideration, sustained the valuation on similar grounds to those advanced in the other city leasehold cases hoard at tho earlier sittings.
