The name conferred' by the whole -of the people of Wellington upon this. CHARMING SYLVAN SUBURB OF THE EMPIRE CITY. "Cedar and Pine, and Fir and branching Palm, A sylvan scene! and', as the Tanks ascend Shade above shade, a woody theatre Of stateliest view." GREAT AUCTION SALE OF THE BANNATYNE ESTATE LANDS, BEAUTIFUL KARORI, Two Miles from the General PoEt Office. ■jCft ONE HUM>RED AND -| rrfv lOU FIFTY 1«>" MAGNOTCENT BUILDING SECTIONS IN THE VERY CENTRE OF THE SUBURB. j ON WEDNESDAY, 16th NOV., 1904, At 2 o'clock p.m. IN THE EXCHANGE LAND MART, No. 84, Lambton-quay, Wellington. MACDONALD, WILSON AND CO. are favoured with instructions to sell by public auction as above — - IKA ONE HUNDRED AND -| RA JLdx) fifty lOU Of tho FINEST BUILDING SECTIONS in the delightful SUBURB OF KARORI, forming portion of the original Estate of tho late Major Monaghan. Theso Sections aye sppcially adapted for the erection .of high-class Villa Residences. They face the main Karori road running between the City of Wellington and Ka.rori, and seven new streets, named respectively Beauchamp,' Cook, Spiers, Dasent, Tisdall, Henderson, and Rueseli Crescent, and havo areas, ranging from oneeighth of an acre to two and a-half acres. A contract has been let for tho construction and formation of the streets, which are all to be completed to tho satisfaction of tho Karori Borough Counoil, and to be maintained by tho vendors for a period of six months after completion. The Sections are all situate on what is known as the sunny side of the road, and the streets aro so laid out that nearly every house to be erected will catch tho sun from "rosy morn till dewy eve." As to water, in addition to a first-class and never-failing stroatn there aro several springs on the estate, and' water can ako bo obtainod at a short distance from the surface by sinking wells. The property is almost dead level along the whole frontage to tho main road, rising gradually to the back. From that quarter there is a splendid yiow of the .Straits, To Aro, Thorndon, Kaiwarra. 1 , Petone, the Hutt, and the whole magnificent sweep of the waters of Port Nicholson, while in front lie the loveliest hills and vale's in New Zealand, distant only two miles from the General Post Office in the City of Wellington. The late Major Monaghan half a century ago specially seleoted the particular block now subdivided for sale as the best block in Karori, and created a home there, in which he lived till his death. The land wa9 originally bush, but has been for many years cleared and used as pasture. The coil is of most excellent quality, and will grow everything possible in gardon and orchard. There is not a Section in the whole block that will not make an admirable site for tho erection of a dehghtfu! home. As for Karori itself, this charming rural suburb has been a favourite residential spot for the people of Wellington since the founding of tho Wellington Settlement in the year 1840. In the year 1888 Karori received an enormous development by tho subdivision, of tho proporty of tho late Hon. John Johnston, M.L.C., on tho southern side of the main road, and since that date Kajori has never looked back. What was said about Karori in 1881 still holds good : "That tho only drawback this charming suburb has is that there is no doctor in it. The unfortunate gentlemen of tho medical profession who have tried to live at Karori declare solemnly that it is unequalled on the globe, for from January to December no ono wants a doctor. The reason is not fay to seek. Karori lies abont 500 feet above tho level of tho sea. The air has a delightful lightness and crispness about it that makes the mere fact of existence a continuous 'pleasure, and it is admitted tkat Karori has, proportionately to its population, nioro hale, hearty old' people of great age in the full possession of their faculties and energies than any other suburb in the colony." THE TERMS OF SALE will be found unequalled, for liberality and the convenience of intending buyers. They are as follows :— Ten per cent. Deposit at Sale. Five por cent, in Three Months. Fire per cent, in Six Months. Five per cent, in Nine Month?. • Five per cent, in Twelvo Months. The balance, say 70 per cent., to be paid within five years, with interest from date of sale at 5 per cent, per annum, but if buildings to the value at the land purohascd are commenced within three months from date of salo and completed to the satisfaction of the vendors the whole of tho purchase-money — save the deposit — may lie on mortgage for the period of five years. Buyers may pay the whole or any portion of their purchase-money at any time, without notice, and interest will cease immediately on tho moneys so paid.
