Wiokham Flower and Charles Hopkinson, of London, to. sell by publio anction at Mr. Newton King's auction rooms, New Plymonth, on Wednesday the 17th July, 1895, at 2.30 p.m.— Twenty-one sections of leasehold land, forming part of the MokauMohakatino Block, in the Provincial District of Taranaki, and comprising all the sub-divisions of that part of the said blook, which is known as Block No. If, oxoept sections 1 and 2, which have been disposed of. The above-mentioned lands, consist of 22,759 acres, exolusive of 422 acres reserved for roads and of sections 1 and 2, and are situated between the Mokau and Mohakatino rivers. There are good means of ap. proach to the block, firstly by road from Vaitara to White Cliff, a distance of about 21 miles, thence by bridle track throngh the block to the township of Mokau. A road is now undor construction from Waitara via Mimi, with a bridge over the Mohakatino River, waioh, on complet on, will allow of wheel traffio to Mokau, and it is expected that this road will be extended into the Waikato, thus connecting Auckland with New Plymouth— and secondly, by sea, the Mokau River being accessible for steamers now running from New Plymouth via Waitara to the Mokau Coal Company's mines. The magnificent climate of this district is well known to every colonist, but to those who are unacquainted with its exceptional richness it is necessary to state that the olimate has been considered tho finest in the Southern Hemisphere. Ihe land is well sheltered, and the soil is generally of excellent quality, resting on limestone and papa formation, a combination highly favourable for the growth of pasturage. It is at present covered with light, easily-cleared bush, con. Bivting chiefly of tawa, rimu, pukatea, and some totara and puriri, the better timbers b? ing in sufficient quantity to provide f ally for building and fencing purposes. There are considerable areas of flit of very good rich Boil, well sheltered, and well adapted for fruit culture, in a district where the grape, the olive, and many semi-tropical fruits ripen in the open air. In a country like this, owing to the riohness of the pasture and the mildness of the olimate, it is unneoessary to prepare winter feed in the form of tnrnips, Ac, as cattle and sheep fatten nearly tbe whole year. This is most important to the breeder of stock. The seotions have been laid out with due regard to the surfaco features of the country, and so as to give to each section a frontage either to the Mokau or the Mohakatino, and each will have a sufficient areaof flat land for homestead requirements. On the north bank of the Mokau River large areas of country aro now occupied and oleared of bush, and settlement is rapidly progressing. Some of the seotions offered, consisting of well-wa'ered undulating country, are nearly all clear and in grass, and are well adapted for dairy farms. The Following, will be the Terms op Sale : - Each seotion will be sold for a term of 43 years from the 27th of June, 1895, at a peppercorn rent. The purolmse-money is to be paid as follows : £25 per cent, on the fall of the hammer, and the balance in five instalments of £15 per cent each, on the 27th day of June in the third, fifth, sixth, seventh, and eighth years of the term. The balance of purchase money for ihe time being unpaid is to be seonred by mortgage, ann is to boar interest at £1 per cent, per annum, payable halfyearly, with liberty to tho pnrohaser, from time to time, to pay off any part of such balance, not being less than £100, on any of tne half-yearly days appointed for payment of interest ; interest thereupon to abate proportionately. Fraser A Tinne, of Auckland, in 1884. She is bnilt of wood, and the bottom is covered with Muntz metal. Her length is 60ft betweun perpendiculars and 63ft over all The breadth is 13ft 9in from outside of plank, and depth of hold is 7ft2in. Her draughtis6fta£tandsftforward. Her gross tonnage is 30 94, and register tonnage 10<76. Her engines are compound surface oondensing. The boiler was made to stand a working pressnre of 801b per square inch.
