ON FRIDAY, 13th JANUARY, 1888, At 1 o'olock p.m. T KENNEDY MACDONALD & CO. • are favoured with instructions from the Wellington and Manawatu Railway Company, Limited, to sell by public auction on as abovo, about 1 Q AAA ACRES OF GRAND 16l,i;UU AGRICULTURAL and PASTORAL LAND, situate near tho TOWNSHIP OF OTAKI, being the Blocks Nos. 3, 4, 6, 7, and 8 of the Kaitawi Survey District, subdivided into over GO sections, ranging in area from 5G acres to 747 aores each. A number of the smaller seotions are pure agricultural land, while the larger areas are part agricultural and part pastoral. They are splendidly watered, and the timber upon them is mixed tawa, rimu, Ac. On several of the sections will be found magnificent totara, the whole of the timber used in the Otaki Bridge, and the sleepers required for the railway, having been cut from portion of the bush. The land is flat and undulating, undulating and hilly, and some of tho flats have very rich river deposits. Tho soil throughout is classed by experts as exceedingly good, the only stony portions beiner those on which the totara is round, and the value of this timber for sawmill purposes makes the land upon which it crrows exceptionally valuable. All the sections are reached by partly cleared roads, running from the railway stations at Te Horo and Hautere, which stations are situated about 44 miles from Wellington. The facility with which the land can be reached is evidenced by the fact that the centre of the blocks is about 2£ miles from the railway stations. The aim of the Company being to sell their lands to bona fide occupiers, and so create traffic for their line, high prices are. not looked for ; the Company, as a Railway Proprietary, recognising that a large and onergetio body of settlers occupying high-olass land, purohased at a low price, will be of more permanent value to thorn and the oommunity than if they sold a limited area at high rates. This result is already being achieved, a largo number of farmers, sawmillers, and others being in actual occupation of the lands sold by tho Company during the last twelve months. Many hundreds of acres of bush are now down ready for burning, and not a few of the previous buyers havo been offered handsome profits on their investments. In order to increase this satisfactory result the terms of sale are still fixed on a basis which will, we feel sure, be appreciated by all who desire to see the lands of the country speedily settled. They are as follow : — AT THE AUCTION SALE 10 PER CENT. Tho BALANCE of 90 per cent, to REMAIN on MORTGAGE for SEVEN YEARS bearing interest at the unprecedentedly low rate of FIVE PER CENT, per annum. In order to induce occupation and improvement, the purchaser will be required to enter into an undertaking to expend daring the first three years, by his own labour or otherwise, an amount equal to 10 per cent, per annum of his purchase-money, or, in lien thereof, should he prefer to let his section lie idle, to pay, in reduction of his purchasemoney, 10 per cent, per annum in cash. The Title is Land Transfer Aot. The Company have arranged to issue special return tickets at reduced prices— Between Wellington and Te Horo or Hautere, return, 3s ; between Longburn and Te Horo or Hautere, return, 3s ; and from intermediate stations at the same reduced scale. Lithographic plans of the property, showing each section in detail, and further particulars, may be obtained on application at the Head Offices of the Company, Lambtonquay, Wellington, or from die Auctioneers, Misses. T. KENNEDY MACDONALD and CO. The plans can also be inspected at the railway stations, and at the office of this paper.
