ON MONDAY, 6th MAY, 1878, At 2.30 p.m. LOTS. GREAT SALE OF THE FINEST AND MOST VALUABLE BUILDING SITES EVER OFFERED IN THE CITY. To the Capitalist seeking a Lucrative INVESTMENT, OR THE WORKING Man Wishixo a Home of His Own. TO ALL, IN FACT, WHO BELIEVE IN THE GREAT FUTURE OF THE CAPITAL OF NEW ZEALAND. T KENNEDY MACDONALD & CO. have • pleasure in announcing that they have been favored with instructions from the pro- i prietqrs to offer for sale by public auction, on the above date; — FIVE OF THE MOST VALUABLE TOWN SECTIONS IN THE CITY OF WELLINGTON, being those marked 351, 352, 353, 354, and 355 in the plan of the city. SUBDIVIDED INTO SUITABLE BUILDING ALLOTMENTS, As per schedule, to be published. Every allotment in these acres command a most magnificent view of tho whole of the city, while the gentle slope on which they lie renders the expense of drainage a mere bagatelle. Access is obtainable from either Piriestreet or Ellice-street, within ONE MINUTE'S WALK OF THE TRAMWAY. The immense advantage of the site in this respect needs no comment. In submitting so large a number of allotments in so central a position, the Auctioneers WOUld REMIND EVERY CITIZEN that AN opportunity is offered not likely to occur again for a long period. The Land has been visited by thousands during the past three years ; but being in the hands of ABSENTEES, NOTHING COUld be DONE TO open it up till a month back, when the ABSENTEES WERE BOUGHT OUT, and another step in the development of this great city effected. The Proprietors and Auctioneers have been besieged with applications to allow people to select special Lots, as much as £10 per foot having been offered, but they have determined That every Lot shall go to the Hammer, and that no preference OR FAVOR SHALL BE SHOWN TO ANYONE. The Terms of Sale have been fixed on the most liberal basis, viz : — Ten per Cent Cash Deposit, and the Balance by Three monthly Acceptances, extending to Three Years, with Interest at Eight per Cent per annum, While any Purchaser can get an immediate transfer of his Land, should he desire it, ou payment of purchase money. The Auctioneers will also make arrangements to LEND to any purchaser who may desire to build, assistance to the extent of two-thirds of the value of the land and buildings to be erected thereupon. Lithographed plans of the block will be distributed on Saturday, by which date every allotment will be pegged off and marked by a distinguishing flag. REMEMBER— GREATEST SALE OF CENTRAL BUILDING SITES EVER HELD IN THIS CITY. (For continuation of auctioneers' advertisements, see page 4. ) TOWNSHIP OF KENSINGTON, Near Goathurst Fabm. THE importance of securing a Freehold Section in this delightfully-situated Township can hardly be adequately understood or appreciated by the great mass of casual observers, but it should be borne in mind that it is situate within easy walking distance of the heart of the Capital City of the Colony, now containing very nearly 25,000 inhabitants, thus giving it at once a high value, which must daily increase as the population extends and becomes located in its vicinity. Its advantages over any COUNTRY TOWNSHIP however good, are equally apparent. The near vicinity of POPULATION must necessarily give increased value to land of whatever nature. Its being within a short distance of Schoo's, Churches, Post and Telej graph Offices, the Shipping, kc , point to it as : the happy home of the enterprising colonist and successful trader and mechanic. Its high elevation above the city must give it prominence above all other of the suburbs lor extreme healthiness and salubrity, the delightful sea breezes, and its natural drainage to Cook Strait, being sufficient guarantee that for a great number ot years it must enjoy complete immunity from disease of all kinds, and be shortly regarded as the Sanatorium of the City. It is abundantly supplied with water both from running streams and endless springs to nearly the summit of the highest hills, while firewood is to be found on the ground and in the immediate vicinity. Its freedom from tho heavy burden of TAXATION, which presses upon all classes resident in the city, should, with its many other points of excellence, be sufficient to warrant all parties in investing. There being no reserve price, and the TERMS being so extremely easy, places it within the scope of all classes ot the community. As an indication of the great rise in the value of township land all over the North Island, it is onlJMffecessary to refer for a moment to the Government advertisements, offering land in Poverty Bay, cut up into quarter-acre sections, at an up upset price of £15 each, or £60 per a"re, and this modest price is fixed for land with but a scant population near it, so what must be the value of land situated as Kensington is, almost a part of Wellington itself? I leave the public to judge, and to answer on Wednesday, Ist May, at 11 o'clock, at my auction mart, Lambton Quay. TERMS— One-third cash deposit ; the balance by bills at 6 and 12 months, WITHOUT INTEREST. Purchasers paying Cash instead of bills will be allowed a Rebate of SIX per cent, per annum. TITLES.
