r-’-r-TAT IST NG that the developments which have recently taken place in j<g?Wl Wellington’s suburban districts cannot keep apace with the steadily in'(HfT creasing population of the capital city, and that further residential areas l||S' must be opened up to provide building sites lor private dwellings. \\ ai-nui-O-Mata Development, Limited, has been formed to open up the bcaui wjffil tiful Wainui-O-Mata Valley as a model residential suburb, and bring it within easy distance of the city by providing improved access. _ Ihe undertaking is probably the largest of its kind yet attempted in the Dominion, the valley with suitable tunnel access should provide homes for probably ZTUUU ocople at least, and will, in addition/Open the door lor a new level road to the Lower Wairarapa, thus bringing hundreds o f thousands of acres of rich land within a very short distance of Wellington. The Company, Wainui-O-Mata, Development, Limited, has been formed for the purposes of constructing a two-way vehicular traffic tunnel through the hill and opening up the valley for settlernent. With the tunnel access this new model suburb will be brought within nair an hour by motor from the Wellington Post Office, with the advantage of bitumen roads the whole way. It will be approximately four miles nearer to wcilington than is Day’s Bay, and approximately the same distance from Wellington the new settlements in the Lower Hutt Borough. ■ The Company has purchased certain acres of land on the Lower Hutt side or Wainui, adjacent to the industrial area, to link up with the existing roads, and has also acquired options over approximately 4000 acres of W 3l ™ l ' o '*™ Valley, comprising practically the whole of the valley and foothills, and proposes to establish a model township on the most modern town-planning I l * lo3, The land at present is divided into a number of farms mostly devoted o dairying, the bulk of the milk produced being supplied to the cheese factory a Wainui-O-Mata. There is no doubt, however, that when the tunnel is completed the production of milk from the undivided areas will be greatly increased in quantity and in value, as it will be then available for city milk supply. . . The property is ideally situated for the purposes of subdivision, consisting or a large area of flat land, and a great portion of the low hills and foothills can ultimately be utilised for settlement. There is a considerable amount of native bush on the property which the Company is taking every care to preserve. Wainui has many beautiful environs and lies right alongside Moore s Valley and the beautiful bush and forest reserve from which Wellington draws its main water Wainui-O-Mata River which flows past the property is a favourite fishing ground, well-known by hundreds of fishermen. . . There are a number of homesteads, farmhouses and buildings on the land which remain in the property of the Company. . The Company has acquired the freehold of approximately 27 acres of land fronting Gracefield Road, and Day’s Bay Road, right alongside the Pctonc-Lower Hutt Industrial Area, and proposes .to construct approaches and tunnel on tne Company’s property. . . n The tunnel and approaches will be in a direct line as shown on the Company’s plan, and an easy grade can be provided. The tunnel will be sufficiently wide to enable two-way vehicular traffic with room for pedestrians. The Company has prepared a plan showing approximately the lands at Wainui-O-Mata over which it has options. This plan also shows the proposed lay-out for the First General Subdivision and is described in the Bond as the company’s Town Planning Plan: copies may be obtained on application to the Secretary After the most careful consideration, upon the advice of the Advisory Board of experts, an area of approximately 900 acres has been set aside and marked out for the purposes of the first general subdivision. The subdivision, when completed, will constitute a model township.
