Messrs. aura ham and Williams, LIMITED, liayo received instructions from the Wellington City Council to sell by public auction at their rooms, I'ahiatua, on; TUESDAY, tho 2nd day of July, 1912, at 3 p.m., 2 Pastoral Leases of !)8 acres and 183 acres 3 roods approximately, near I'ahiatua. The exact areas, upset, rentals, value of buildings and improvements, and the present lessee s rentals arc shown in the schedule at the foot hereof. Each section of land has a frontage to a road, and is watered by a tributary of tho Maugamarama Stream. In tho event of the old tenants becoming th'o purchasers of the now term, tho new term shall in such case be as follows:— 1. Lot I—ll rears, from 28th March, ' 1911. 2. Lot 2—14 years from 17th April, 1011. In the event, of any person other than the old tenants becoming the purchaser of tho new term, the now term shall in such case bo as follows:— 1. Lot I—l 2 years and 7 calendar months from 2Sth August, 1912. 2. Lot 2—12 years and 8 calendar months from 17th August, 1912. Tho leases will be granted upon the same terms and conditions as appenr in the old leases, including these conditions:— 1. That previously to the expiration of • the lease the valuations shall bo made by three valuers—(a) of the buildings and improvements on tho land, and (b) the annual value of the property, excluding such buildings and improvements. . 2. That a further lease for a further term of 11 years, containing the same provisions as the proposed new lease, shall be put up to auction at the upset rental so fixed, subject to payment by an incoming tenant of the valuation of buildings and improvements. The highest bidder at or above the up<et rental will bo the purchaser, but in the event of there being no bidder at or above the upset rental, the land will revert to the Council. If .the old tenant becomes the purchaser, he shall pay a deposit equal to 2 years' rent. If any other person becomes the purchaser of Lot 1 or Lot 2 he shall pay in respect of Lot 1, as deposit, a sum equal to S calendar months' rent, and in respect of Lot 2 7 calendar months' rent, and he shall immediately after the sale pay. to the Council ou behalf of tho outgoing tenant Cue value of tho buildings and improvements as shown ill the Schedule hereto.
