The history of English land transfer legislation is one of half-hearted- experiment and consequent failure. There are a number of Acts on the statute-book; but their provisions are mainly optional, and the legal profession has generally adopted an attitude of indifference or hostility to the system. The old system of conveyancing continues, and abstracts of title aro still delivered and investigated afresh on each transaction.
