LAND NOTICES. EAST St EAST, WELLINGTON. AUCKLAND DISTEICT. I PAETICULAKS OF THAMES VALLEY FAEM. ] 1001 ACR.ES-.£9 10s. PEE ACEE. I This property is situated six miles from thriving township and railway station, and consists of 1901 ACRES Freehold, and is a pieco of as fine country as nnyone could wish to elap eyes on. The situation is exceedingly , good, lying as it doc-s at the foot of the range; being in this position it gets a far greater rainfall than the rest of the district, and also has tho benefit of tho perpetual "wash-oil" tho hills—thus ensuring that tho soil is always being renewed. There is a line metalled road to the proporty. 1 This property is known all over New Zen- . land for its famous fattening qualities. There is a very small frontage to the main road, but the property widens out like a fan, and thcro is a private metalled road exteuding from the main road to tho house, a distanco of ono mile, and this road leads right through tho fattening paddocks—thus making it larly easy to lay off dairy farms—giving this road as au access. This road is fenced for the whole distance both sides of tho road with eight wire sheep-proof fencing. 700.-Acres'of this property was only felled .and grassed last year, and is a perfect picture, there being a magnificent solo of grass. We understand that 501b. of seed to the acre was sown 011 this bush burn, and wo never have 6cen anything finer than tho result in all our experience. Under 200 Acres of bush 6till_ remain to be foiled 011 the property in various clumps—the first piece being about 70 Acres. This is all valuable good bush. Tho general lie of the country is about 700 Acrcs of rich fattening flats on the frontage, and then there is a low rango of hills rising gradually off the flat to an average hoiglit of about 100 ft. There aro three lagoons, several hundred yards in length, on these tablo lands. Thero ia only one corner of the property which could be described as hilly, and that consists of about 120 Acres, all of which, however, is first-class sheep country. Tho formation on the fiats is all a rich gray deposit, and the whole of this country has been tile drained. 011 the hills, the formation is a rich chocolate loam, with a sort of limestone and stone rubble running through it. Tho sheep have been on the place for 20 years, and this fact speaks for itself. A good portion of this place has been d; iried on by tho late owner, and 011 1200 Acres ho was carrying 150 dairy cows, 200 head of store cattlo, and 2000 sheep., Wo think that this will satisfy as to tho carrying capacity, and there was' ample feed all through the winter. Tho Stock, which aro now on tho place, can be had at valuation. BUILDINGS. The Buildings on this property aro exceptionally good. Thero is a really fino modern 10-roomed house, having every convenience—hot and cold water inside, w.c.'s, and every sanitary convenience that can be desired. Thero is also another G-roonied houso 6uitablo for working manager, or for anyone milking on shares, and also another G-roomed house very much out of repair, but which would not tako moro than £100 to put in order. Theso two buildings would bo very useful if shifted 011 to other portions of tho farm in tho event of it being cut up. Thero is a remarkably, fino shed, concrete lloor. and exceptionally lino loft, which was originally built as a milking-shed, and bails. This shed has tho water laid on both sides, so that by turning a tap they could flush the whole shed with a powerful stream of water. This shed ha< a lean-to stablo for machinery, and tho wholo would mako ono of tho finest woolsheds to bo seen anywhere, with very little alteration. Thero is also another largo cowshed (24 bails), and a woolshed with shearing machines installed, driven by turbine, thcro being a fino and permanent flow of water. Tho plantations round tho house are excellent and vory numerous. Thero aro also ! large stables, and innumerable poultry yards and houses. Thero aro no noxious weeds on tho place that wo are awaro of—not having come across any in the course of two or threo visits thcro. Tho position of this place must always be a great asset to it. The markets aro at ono's door—the goldfields on one side of Auckland, and the stock sales held at Waihi arc admittedly the most important in tho Waikato; theso yards aro only a few miles from tho property. It costs 2d. per head to send fat sheen to Auckland, and only a few shillings per head for fat cattle. We have no hesitation in saying that tho man who buys this property has a big thing on, cither to farm or sell again at a vory handsomo profit indeed. PEICE, £9 10s. PEE ACEE. TEEMS GIVEN.
