Special Note.—Brooklyn land has not been drained by the big profits of syndicates, hence the low'prices. J. H. WOOD ..AND CO., LAND AND ESTATE AGENTS, BROOKLYN. CGGS ■ EAST & EAST, WELLINGTON. AUCKLAND DISTRICT. PARTICULARS OF THAMES VALLEY FARM. 1001 ACRES—£9 10s. TER ACRE. * This property is situated six miles from thriving township and railway station, and consists of 1001 ACRES. Freehold, and is a piece of as fine country as anyone could wish to_ clap eyes on. The situation is exceedingly good, lying as it does at tho foot of the rango; being in this position it gets a far greater rainfall than the rest of the district, and also has tho benefit of tho perpetual "wash-off" tho lulls—thus ensuring that tho soil is always being renewed. Thero is a fine metalled road to the property. This property is known all over New Zealand for its famous fattening qualities. Thero ! s i a iL Crj ' sma " frontage to the main road, out tho property widens out like a fan, and thero is a private metalled road extending from the main road to tho house, a distance ot ono mile, and this road leads right through tho fattening paddocks—thus m, larly easy to lay off dairy farms—giving this road as an acccss. This road is fenced for tho whole distance both 'sides of tho road with eight wire sheep-proof fencing. 700 Acres of this property was only felled and grassed last year, and is a perfect "picture, there being a magnified! t solo of grass. We understand that 501b. of seed to tho acre was sown on this bush burij, and we never havo soon anyt'.ing finer than tho result in all our experience. Under 200 Acres of bush still, remain to be felled on tho property in various clumps—the fust piece being about 70 Acres. This-is all valuable good bush. ' The general lie of the country is about 700 Acres of rich fattening flats on the frontage, and .then there is a low range of hills rising gradually off the flat to an average height of about 100 ft. There aro three lagoons, several hundred yards in length, on those table lands. There is only one corner of the property which could bo described, as hilly, and that consists of about 120 Acres, all of whioh, however, is first-class sheep country. Tho formation on the flats is all a rich gray deposit, and the wholo of this country has been tile drained. On the hills, the formation is a rich chocolate loam, with a sort of limestono and stone rubble running through it. The sheep have been on tho place for 20 years, and this fact speaks for itself. A good portion of this place has been drlricd on by the late owner, and on' 1200 Acres ho was carrying 150 dairy cows, 200 head of storo cattle, and 2000 sheep. . We think that this will satisfy as to tho carrying capacity, and thero was ample feed all through tho winter. The Stock, which aro now on tho place, can be had at valuation. BUILDINGS. Tho Buildings on this property aro exceptionally good. There is a really fine modern 10-roomed house, having every convenience—hot and cold water inside, w.c.'s, and every sanitary convenience that can be desired. Thero is also another 6-roomed house suitablo for working manager, or for anyone milking on shares, and also another G-roomed house very much out of repair, but which would not tako more th?n £100 to put in-order. Tlicso two buildings would, bo very usUful 'if shifted on to other portions of the farm in tho event of it being cut up. Thero is,a remarkably fino shed, concrete floor, and exceptionally fino loft, which was originally built as a lhilking-shed, and contains 44 bails. This shed has tho water laid on both sides, so that by turning a tap they could flush the whole shed with a powerful stream of wattr. This shed ha* a lean-to stable for machinery, and the whole would mako ono of tho finest woolshods to bo seen anywhere, with very little alteration. Thero is also another largo cowshed (21 bails), and a woolshod with shearing machines installed, driven by turbine, there being a fine and permanent flow of water. Tho plantations round the house are excellent and very numerous. Thero are. also largo stables, and innumerable poultry yards and houses. Thero are no noxious weeds on the place that wo aro awaro of—not having come across any in tho courso ifif two or thrco visits there. The position of this plaeo must always bo a great asset to it. The markets aro at one's door—the goldfields on ono side of Auckland, and tho stock sales held at Waihi aro admittedly the most important in tho Waikato; these yards are only a few miles from tho property. It costs 2d. per head to send fat sheep to Auckland, and only a few shillings per head for fat cattle. Wo have no hesitation in saying that tho man who buys this property has a big thing on, either to farm or sell again at a very handsome profit indeed. PRICE, £9 10s. PER ACRE. TERMS GIVEN.
