LAND NOTICES. EAST & EAST, WELLINGTON. AUCKLAND DISTRICT. PARTICULARS OF THAMES VALLEY FARM. 1001 ACRES-£9 10s. PER ACRE. This property is situated six miles from thriving township and railway station, and consists of 1901 ACRES Freehold, and is a pieco of as fine country as anyone could wish to clap eyes on. The situation is exceedingly good, lying as it does at the foot of the range; being in this position it gets a far greater rainfall than the rest of the district, and also has the benefit of the perpetual "wash-off" tho hills—thus ensuring that tho soil is always being renewed. Thero is a fiuo metalled road to_ the property. This property is known all over New Zealand for its famous fattening qualities. There is a very small frontage to tho main road, out tho property widens out like a fan, and there is a private metalled road extending from (lie main road to tho house, a distance of one mile, and this road lends right through tho fattening paddocks—thus making it nsir!i«ularly easy to lay off dniry farms—giving this road as an access. This road is fenced for tho whole distanco both sides of tho road with eight wire sheep-proof fencing. 700 Acres of, this property was only felled and grassed last year, and is a perfect picture, there being a magnificent sole of grass. Wo understand that 501b. of seed to the acre was sown on this bush burn, and wo never have seen any('.!ng finer than the result in all our experience. Under 200 Acres of bush still remain to be felled on the property in various clumps—the first piece being about 70 Acres. This is all valuable good bush. The general lie of the country is about 700 Acres of rich fattening flats on tho frontage, and then there is a low range of hills rising gradually off the flat to an average height of about 100 ft. There are threo lagoons, several hundred yards in length, on these tablo lands. There is only one corner of tho property vrhich could be described as hilly, and that consists of about 120 Acres, all of which, however, is first-class sheep country. The. formation on thn flats is all a rich gray deposit, and the whole of this country has boon tile drained. On tho hills, tho formation is a rich chocolate loam, with a sort of ShncstC'HO and stone rubble running through it. The sheep have boon on the place for 20 years, and this fact speaks for itself. A good portion of this place has been d.':icd on by the late owner, and on 1200 Acres he was carrying 150 dairy cows, 200 head of storo cattle, and 2000 sheep. Wo think that this will satisfy as to the carrying capacity, and there was ample 'cod all through tho winter. The Stock, which are now on the place, can be had at valuation. BUILDINGS. Tho Buildings on this property are exceptionally good. There is a really fine modern IC-roomcd house, haying every convenience—hot and cold waier inside, w.c.'s, aud every sanitary convenience that can bu desired. There is "also another G-roomed house suitable lor working manager, or. for uiiyoue milking on shares, and also another G-roomed houso very much out of repair, but which would not take more than £100 to put in order. These two buildings would' bo very useful if shifted 011 to other portions of tho farm in the event of it being cut up. There is a remarkably fine shod, concrete floor, and exceptionally fine loft, which was originally built as a milking-shed, and contains .14 bails. This shed hns the water laid on both sides, so that by turning a tap .thoy could flush tho whole shed with a powerful stream of water. This shed has a lean-to stable for machinery, and the wholo would mako one of thn finest woolshcds to be kccu anywhere, with very little alteration. There is also Another large cowshed (24 bails), and a woolshed with shearing machines iuBtallecl,' driven by turbine, thero being a fino and permanent How of water. The plantations round tho houso are excellent and very numerous. Thero are also large stables, and innumerable poultry yards and houses. There aro no noxious weeds on the place that wo aro awaro of—not having como across any in tho course of two or throe visits there. Tho position of this place must always be a great asset to it. The markets are at one's dooi —the gnldfielcls 011 one side of Auckland, and tho slock sales held at Wnihi aro admittedly the most important in the Waikato; these yards are only n few miles from tho property. It costs 2d. per head to send fat sheep to Auckland, and only a few shillings per head for fat cattle. We have no hesitation in Baying that tho man who buys this property lias a big thing on, either to farm or sell again at a very handsome profit indeed. PRICE, £0 10s. PER ACRE. TERMS GIVEN.
