Have received instructions to sell by auction at Dunne's Hotel, Balclutha, on Friday, the 30th instant, at 12 o'clock, — That very valuable property in the Waiwera district known as the Albert Downs Estate, comprising 1700 acres of superior Agricultural Land, subdivided into 9 allotments, ranging from 7 acres to 360 acres each. The land has all been enclosed and subdivided into suitable paddocks. A considerable portion has been under cultivation, and has produced abundant crops of the finest grain. There is a splendid crop of velvet wheat on a portion of the Estate this sea- ' son. The improvements consist of a substantial 4-roomed dwelling-house, woolshed, 2 5-stalled stables, and all requisite outbuildings. The property is favourably situated, being within quarter of a mile of the Kaihiku and Waiwera Railway stations. It is watered by the Kaihiku and Piawata Streams, well known as the best fishing streams in Otago, and giving an abundant ! supply of water at all seasons for stock, or for use as a motive power. Each lot has been laid off with due regard to the most suitable boundaries, access to water, &c, and having been an original subdivision of the Estate, every lot is substantially fenced.
