Town Planning Town and Country Planning Act 1977 Christchurch City Council District Planning Scheme PUBLIC NOTICE OF DISTRICT SCHEME VARIATIONS THE Christchurch City Council has prepared Variation Nos. 39, 40, 41, 42, 43 and 44 to its District Planning Scheme to correct some omissions that have become apparent. The nature of the Variations Is as follows:— VARIATION NO. 39 Schedule: Amend Scheme Statement Chapter 5 Residential as follows: 3. Residential Building By Type Delete the existing bar chart, “Residential buildings permits Christchurch City 1957-1979” and replace with an updated bar chart. 9. Inner Residential Districts Add to sixth paragraph, after Districts, “and other more minor centres” Add after the eighth paragraph, a new paragraph setting out the areas of the Inner residential zones. 11. Outer Residential Suburbs Add after second paragraph, a new paragraph setting out the areas of suburban land zoned residential. Add after 11, (3) "(4) R/3 and R/3A Zones. Pockets of older housing close to suburban shopping and employment centres in Papanui, New Brighton, Sumner and Woolston, have been zoned Residential 3 or 3A to encourage renewal, Increase densities close to community focal points and to provide greater opportunities for a variety of housing types.” 12. Community Facilities Add to third paragraph “The key to the operation of a home occupation is that it is carried out by a person residing on the site.” VARIATION NO. 40 Appendix B Schedule: Amend Appendix B as follows: delete from 1 Service Industries, "Garden Centres” and replace with "market and nursery gardens,” delete from 1 Service Industries, "Funeral Chapels.” VARIATION NO. 41 Definition of “Set Back” Schedule: Amend Part I Introduction as follows: 1(5) definition of set back. Add to definition of set back after the words “... and external stairways, landings and unenclosed balconies may project no more than 0.9 m Into the setback” the words “from Internal boundaries.” VARIATION NO. 42 Extension of Buildings In Recreation 3 Zone Schedule: Amend Code of Ordinances as follows: Part V Recreation and Cultural zones 3 Recreation 3, (2)C 11; Retention of public open space. Delete the word “buildings” in the third line and substitute the word “building.” VARIATION NO. 43 Extension of NonConforming Dwellings Schedule: Amend Code of Ordinances Part n General 6 Existing dwellings as follows: Delete the words "the existing wall length along that side of the building” and substitute “that part of the existing wall which does not comply.” VARIATION NO. 44 Limit of Service Industry Floor Area in C/1 Zones Schedule: Amend Code of Ordinances Part VI Commercial zones 1 Commercial 1(2) b(l) floor space as follows: Delete the word “buildings” and substitute the words “service Industries and warehouses.” The Variations may be inspected at the Town Planning Office of the Civic Offices, 163 Tuam Street, at any time when the office Is open to the public. Submissions and objections to the Variations or any part thereof may be made by any body or person affected or representing some relevant aspect of the public Interest. Submissions and objections shall be in writing on Form C prescribed in the Schedule to the Town and Country Planning Regulations, 1978, or to the like effect. Forms for submissions and objections are available at the Council’s Town Planning Office. Submissions or objections should be lodged at the office of the Council, 163 Tuam Street, Christchurch 1, not later than Monday, August 29, 1983. At a later date, every submission and objection will be open for public Inspection and any body or person who wishes to support or oppose any submission or objection will be entitled to do so.
