A 253 ha mixed grazing and fattening property in Oxford was passed in at auction on May 25 for $630,000. The farm, which includes a four-bedroomed, well-main-tained, weatherboard house and outbuildings, has a GV (1981) of $437,000. It is divided into 34 paddocks, and carries 2830 stock units and has 27 acres in crops. It was auctioned by Mr H. M. Raines of Wrightson NMA at a poorly-attended auction. Negotiations are underway for private sales under three separate titles. A large commercial block comprising a warehouse, showroom, and offices at the corner of St Asaph and Phillips Streets was passed in at auction on May 25 for $290,000. The property has a GV (1979) of $225,000. Il was auctioned by Mr D. H. Rankin of Livingstone Auctioneers who said that negotiations were underway with several parties for both sale and leasing. About 12 people attended the auction. A large, three-bedroomed home at 59 Clifford Avenue, Fendalton, was passed in at auction on May 21 for $117,000. The house together with its ■BB3 sq. m section have a GV (1981) of $50,000, The fittings include carpeting throughout, quality-
drapes, and a chandelier. The house has a spacious lounge, a large laundry, a dining room, and a well-appointed kitchen. It also has a double garage. The property was auctioned by Mr N. Neumann, of Neumann Real Estate. Ltd. He said that the auction was well-attended, and that a private sale was being negotiated. A weatherboard villa-style family home at 452 Papanui Road was passed in at auction on May 19 for $65,000. The three-bedroomed house together with a 43perch section has a GV (1979) of $25,000. It has a lounge and separate dining room and is fitted with original fireplaces and was advertised as providing "plenty of scope for capital gain." It was auctioned by Mr G. Dickens, of Sherris and Robertson, Ltd. who said that his firm was not negotiating a private sale. A commercial property opposite the old Civic Chambers at 229-235 Manchester Street was sold at auction on May 26 for $200,000. The two-storeyed brick building which comprises three shops at ground level and a restaurant and offices uostairs has a GV (1979) of $164,000. It was sold by Mr D. O. Chapman, of Ford and Hadfield, Ltd, at a well-attended auction.
