AUCTIOINIEER’S NOTE: “Steventon” was purchased by the late Geo. B. Starky in 1912 and was fanned by him up to the date of his death and since has been carried on by his Trustees. The property is situated in an excellent rainfall area averaging in the vicinity 45in per annum which makes it drought free and ideally suited for liming and top-dressing. It is easily mustered and has a Landnover track of approxamaitely 13 miles: the wool is excellent and generally makes the top bracket price in its class, and surplus stock are always keenly sought after at the Coalgate Elwe Fair. This property has been conservatively farmed over a long period and used purely as a grazing holding. Very little has been done by way of top-dressing the hill country or the development of the ploughable land on which some gorse has been allowed to spread, and we feel sure that with a programme of regressing, top-dressing and liming, the present carryling capacity could be extensively increased. Wayte to offer by Public Auction, the grazing run known as “The Retreat” comprising 4475 acres of which approximately 1200 acres (freehold—balance being leasehold). Carrying 1750 breeding ewes and replacements; 90 breeding cows and replacements. AUCTIONEER’S NOTE:— This property is situated on the Mandeville-Centre Bush road, 22 miles from Gore and 12 miles from Mandeville. The Retreat has always been regarded as one of the most attractive small grazing runs in Southland being good lying natural tussock easy country rising to under 2000 feet with no snow risk and very handily situated being only 35 minutes by car from Gore Post Office. At present, there are 31 acres of swedes and turnips, this being the only cultivation done on the property.
