LAND SALE ROOMS, • CASHEL STREET. OHRISTCHURCH, On WEDNESDAY, FEBRUARY 15th, At 2.30 O'CLOCK. THE NEW ZEALAND FARMERS' COOPERATIVE ASSOCIATION OP CANTERBURY, LTD., in conjunction with Messrs Dalgety and Co., Ltd., have received instructions from the Trustees of the late J. H. Ensor to sell by Public Auction in their Land Sale Rooms, Cashel street, Christchurch, on Wednesday, February 15th, at 2.30 o'clock, that well and favourably known Stud Farm "Rydal Downs," comprising one thousand five hundred and ninety-six acres (more or less) together with Modern Homestead. About 1000 acres of the property comprises lich, heavy land, capablo of growing good crops of wheat, oats, linseed, grass-seed, rape, turnips, the balance consisting of low undulating downs with a warm north-east aspect, all of which have been cultivated with the exception of 300 acres still In the native. The property is subdivided into 31 convenient sited paddocks, by good standard and 'wire fences, and watered by springs and creeks. The property is in good rotation, about 800 acres of young grass, 100 acres of turnips, 35 acres of rape and grass, about 300 acres at present in the course of cultivation, and will be sown with oats and grass prior to the auction sale for green feed, and the balance in older pastures. Buildings comprise a modorn two-storied Dwelling of 10 rooms with every possible convenience, including panelled hall, large lounge, spacious sun verandah and balconies, . pleasantly situated and surrounded by lawns, orchards, and well-grown ornamental trees and shrubs.
Outbuildings, which are all iu the very pink et condition, consist of large woolshed, dip, yards, married couple's cottage, two six-stalled draught stables, hack stables, looseboxes, and men's quarters, complete a splendid range of farm buildings. AUCTIONEER'S NOTE.—The. auctioneers, in drawing the attontion of land buyers to this very important sole, do with the utmost confidence recommend stud-masters who arc on the look-out for a property that . will produce the very best of sheep, to inspect Rydal Downs. For it is seldom that a property such as this ono ia placed on the market for bona fide sale. It is no exaggeration for us to state that the sustaining and the bone producing pastures of Rydal Downs have contributed largely to the eminent position the Dominion has secured to itself in the sale to foreign countries of Corricdale sheep, for animals drawn from this Estate hare always commanded the very highest prices, both for export and our local fairs; in fact, the sheep from the meadows of this well-known Estate ctand prominently throughout the Corriedale world. Bydal Downs has been held by the Ensor families from the time of the old Crown grants, and it is only owing to the property now being left in the hands of Trustees aud the time having arrived for its realisation, that the opportunity presents itself of socuring what is admitted to be one of the best stud farms in the Dominion. It is situated on the banks of the Ashley river, about 13 miles from Ashley railway, 14 miles from Kangiora, and 83 miles from Christcburch.
