Christchurch. The material provisions of the lease are as follows: (1) Lessee to pay rent half-yeerly in advance. (2) Lessee to pay all rates and taxes except land . tax. (3) Annual rental to be determined by Tender. (4) T esses to have the Lyttelton Harbour B-aids approval to fill plans of buildings or alters t:or.s of buildings. (5) Leisee to keep buildings insured aga'nst fire. (6) Lessee to insure against accident. (7) Lessee to keep buildings in repair except against fair wear and tear. (8) Les e* not to remove any buildings, whether affixed to the F: ee u o'd or not, without tV resent of the Lyttel-t-n Harbour Board. (9) Lessee may remove trade fixtures before the expiry of the pericd o£ the Lease. (10) Lessee not to carry on any noxious trade. (11) Lessee not to assign or sublet without consent. (12) Lease contains a provision in accordance with the Ist and 2nd schedules to "The Public Bodies Leases Act, 1903," that on the expiration of the term the Lessee is to have an option either to accent a renewed Le."se in accordance with the first schedule to the end Act, or to have a new offered for sale by auction in accordance with the second schedule to the said Act, and so on from time to time in perpetuity. (13 Tenders will be received at the officee of the Lyttelton Hartrur Board until the thirtv-first dav of July, E'-c-v Tender sh'll be accompanied by a Cash deposit o' the fist half year's rentil, which will be refunded if the Tender is not pccented.
