RATING AND VALUES.
I am a visitor to Auckland and notice {tki'fc Mount Eden proposes to try to introduce rating on unimproved value. In theory it is an excelidea, but in practice it does not work out, for it usually hurts the person owning a small house, who expects to have his rates reduced, thereby increasing the valua of his property. In many cases the rates aro reduced, but I had mine increased on a house and land valued at £!)50 immediately unimproved rating came in. The selling price, however, always conies down from fifteen to twenty per cent oil account of people not wishing to invest money (ask any lawyer) in a district which immediately becomes unprogressive under the new latmg systom. If one gets one's rates reduced, er y ear ) that is £60 in twenty years, the selling value at once comes down £lf>o to £200. Where is the gain? One could not run. a business on those lines.
