MANY VACANT IN AUCKLAND.
REPLY TO MR. BLOOD WORTH
DEMAND FOR ONE-MAN FARMS,
"I give an emphatic denial to, the reported statement of Mr. T. Bloodworth that there are no habitable houses empty in Auckland," said Mr. P. J. Crump, past president, at the annual meeting of the Real Estate Institute of Auckland, last evening.
Continuing, Mr. Crump said he had made it his business to visit some of the leading land agents. He was shown lists totalling over 300 houses, with rents varying from 22/6 to £2 5/ per week. These houses, he was assured, were with few exceptions habitable, they were in good order, and the rents were reasonable. They all knew that; rents were dropping. One of the reasons give* why there were so many houses empty was the difficulty of transport, which had become unreliable and inadequate, and also too costly in the outer districts. For the same reasons owners of large areas had ceased cutting-up operation. In regard to Mr. Bloodworth's advocacy of a speeding-up of State advances for home building, Mr. Crump said his opinion was that the State Advances Department had been too liberal, and the Government was doing right in tightening things up. The matter of many families in the one house might be a sign of the times.
Another sign of the times, said Mr. Crump, was that during the past few weeks there has been a demand ! for small, one-man farms, and the people inquiring for them have capital—anything from £500 to £1500. Vendors had not yet realised that they must bring their prices down. If a vendor expects to sell he must be prepared to do so at a figure that will giVe the purchaser a . chance to make some profit. He should %iot be made to slave for the mortgagee. "If people put impossible values on farms, as many of them are doing, how; can they expect to sell them ?" asked Mr. Crump. A ripple of laughter was caused when Mr. Crump concluded bjr saying there was any amount of money offering at 6 per cent on gilt-edged security.
