FARM AND TOWN PROPERTY. IMPROVED DEMAND REPORTED. (By Telegraph.—Own Correspondent.) HAMILTON, this' day. There is a good demand for small farms at present, according to the statements of several Hamilton land agents, and business is much better this month than for three years past. There is a note of confidence in the inquiries made by the purchasers, and more cash is being offered on sales than has been the case for a long time. Highly improved land is nearly always preferred, no matter in what locality, and some first-class land is changing hands where there is a reasonable prospect of the purchaser being able to farm successfully on the price paid. There is an unsatisfied demand for small holdings with --mall cash deposits, and some estate agents predict a rise in values in the near future. Considerable business is also being conducted in the exchange of farm and town properties. The inquiries received for small farms are from a genuine land class, and a feature of recent sales is the number of dairy farms disposed of to Southern buyers. 'Tf larger farms wire subdivided into smaller holdings. and buildings erected, making the land ready for occupation, there ,- s hardly an area of land that would not sell." said one agent. ''Nine-tenths of the farmers here have too much land, and when subdivision takes place, Waikato's future is assured. Large blocks of land must be cut up and swamp areas settled." The house property market is stated to be a little on the dull side, and sales are not being made to any extent. The demand for vented houses is greater than the supply. Not many sections are being disposed of, and sales of suburban holdings are reported to be slow. The price of town property has now reached a level satisfactory to purchasers.
