WATERFRONT BUILDING.
AJTO THE CITY BY-LAWS. NO JERRY-BUILT STRUCTURES) ALLOWED. The adverse opinions that have been freely expressed about the re-erection of shed No. 11 on a front section site lat the waterfront have led to inquiries respecting kases on harbour board reclamations. The fear has been voiced that owners of sections purchased on, I say, the reclamation east of the King's j wharf, may not be under any obligation jto erect buildings of a substantial and I sightly character, fitting to the comJ mercial area of the city proper which ! first meets the eye upon rounding North Head. This fear that the harbour frontage of the city may be disfigured by owners of sections whose civic pride is nothing to notice is groundlees. As soon as an area is brought within the city, as is the case with all reclaimed land immediately the reclamation work is finished, it becomes subject to the city by-laws in respect to buildings and other matters. These by-laws operate whether the street whica the sections : front is dedicated or not, the disadvani tage of an undedicated street lying with J the owner of the section, as he cannot j get his section registered until the street ! has been dedicated. The new eastern reclamation is within the brick area of the city, and the City Council's requirements all operate over it, except the council may under the modification clause 3 grant certain temporary concessions under special circumstances. It should be understood, of coarse, that the city regulations do not apply to the Harbour Board's sheds and wharf structures, which are outside the city boundaries and are not subject to the city by-laws.
