They offer it to me for £400 which I have agreed to -- conditionally on acceptance by Correspondent in Napier. I would strongly advise buying; if you do not care for it yourself you may know someone else whom you would like to have it. I would advise preliminary deed of sale -- advance £100 Balance to be paid on issue of Crown grant and executive of Conveyances. I will tell Mr.Burton that I have written to you as soon as I see him. I don't think I would lose any time, if you entertain the proposal in getting the matter settled and either he or I would attend to it for you. You might have English Agreement for sale prepared in Napier -- leaving blanks to fill in for prices etc. -- and copy of Certificate of Title can be obtained from Chief Judge Nat.Lands Ct.Auckland by remitting Cl/Fees £3.10/ and 10/ for copy the additional cost for Deeds execution etc. would probably first and last amt. to £50 more -- there is a large block of land behind Opoiti that might be purchased very cheaply hereafter.
