ACTIVITIES IN AUCKLAND.
SUPERVISION OF LICENCES.
satisfactory year's work is shown by tho 17th annual report of tho Real Estate Institute of Auckland. The membership is 165 (139 town and 26 country), a decrease of two from the previous year's figure. The report expresses regret at the death of Mr. H. L. C. Mowbray, a vice-president. In accordance with a recommendation by the New Zealand Real Estate Institute, an endeavour was made by means of advertising to bring tho objects of the institute more prominently before the public. Members were also urged to make use of the letters "M.R.E.1." as the hallmark of membership, but the executive notes that some are not doing so. All applications for land agents' licences continue to come before the executive, and are carefully scrutinised. As a result of representations by tho institute, a number of applications have been withdrawn or withhold. Every effort is mado to debar from practising those who arc carrying on business in an improper manner. The report reminds members that before taking action in the courts regarding claims for commission they must first obtain the sanction of the executive, in accordance with the rules. The object of this is that trivial cases or cases which cannot succeed should not bo tho subject of court proceedings. One arbitration caso concerning commission came before the executive during the year. In this case the plaintiff's claim could not succeed, if for no other reason than that his business records were incomplete. Tho executive investigated a case in which a member was charged by another member with a breach of one of tho rules, but after a full inquiry it was found that the charge was not sustained. Tho Land Agents Guarantee Company maintains its good record, and so far there have been no claims under tho bonds issued by it. The total assets are now £I7BB, practically all in Government stocks. The annual examinations of the institute were held last September in the different centres, and, although there were not many candidates, . excellent results were obtained, the standard of pass being a high one. For tho second time, an Auckland candidate headed the New Zealand pass list, Mr. A. C. Goodaro obtaining tho honour on this occasion.
