THE REMUERA OF PALMERSTON NORTH. The Clifton estate, which is to- be offered by public auction to-night at 8 p.m. at the Empire Hall, affords an opportunity for investors that rarely occurs, the terms being so easy that, before the final payments arc due, the probabilities are that investors will make nearly 100 per cent, en their investments. We are requested to state the following facts: —Assuming that a buyer gives £120 per acre and ho sells for £150 (which the land is worth now), before the last payment is due in July, 1912, the investor will have paid in cash about £36 per acre,, and the money he would receive nearly £70. The sale will commence at 8 p.m. sharp at the Empire Hall, and will be conducted by Messrs Abraham and Williams, Ltd., in conjunction with Mr J. R. Stansell,. senr., of Shannon. Some doubt has been expressed regarding our statement yesterday that on half an acre in the borough of Palmerston the rates are £12 10s per year (or £25 for an acre), as against 5s 6d per acre rates for tho Clifton estate. Mr Stansell says he is prepared to prove the accuracy of the statement to anyone that does not believe it. AUCTION SALES. Mounscy and Co. will sell a very nice freehold section with dwelling of five rooms and all modern conveniences at their mart on Saturday, April 16, at 1.30 p.m. Tho property will be sold on very easy terms, and should commend itself to anyone desirous of acquiring their own home comforts.

A reminder is given of the sale of paintings and pastel drawings to be held by ITarry Palmer at his mart- to-morrow at 2.30 p.m. on account of Mr Sanford, a well-known artist, who is leaving New Zealand, and is anxious to effect a

clearance. The collection is a particularly fine one, and cannot fail to arouse enthusiasm apiong lovers o£ art. AMERICA'S WHEAT. (By Electric Telegraph—copyright.) (Pen PBEBS ABHOfIIATION.)
