“ROYAL COURT” FLATS

MODERN BUILDING FOR WANGANUI

A modern style of building, with streamlined top and a residential appearance, has been evolved from the two-storeyed shop and residence at the intersection of Victoria Avenue and Liverpool Street, where the late Mr. J. C. Richardson carried on a grocery business and -the St. John’s post office for upwards of 40 years. The building, known as “Royal Court,” has been converted into a block of six self-contained flats, each with separate entrance. Attached are three garages, and a communitylaundry with slot gas copper is available for tenants.

Bedrooms, a sitting-room, an up-to-date kitchenette and a bathroom comprise the extent of each flat and the complete appointments are heightened by tlze fact that the whole of the interior of the building has plastered walls and ceilings, finished with the latest wall-papels and cream enamelled woodwork. The kitchens are finished in cream and green enamel, with coloured streamlined electric stoves to match. Each flat has its own electric hot-water service. Picked out in cream and green enamel, the bathrooms are each fitted with glass shelves and large mirror. Space is added to some of the liv-ing-rooms by double glass doors off. the passages. Modern stuccoed plaster fire-places finished in pastel shades add a very effective touch of colour against the cream background of the modern papers in the living rooms. Some fireplaces are fitted with electric “flickering coal-fires.” and others are of the open type. Electrical fittings, throughout are of the latest enclosed type of glassware lighting units, and the ample points include a built-in wireless aerial plug for each flat. Special consideration was given to the fire-proof and sound-proof walk: separating the two storeys.

The alterations took about eight months to complete, and at times as many as 15 tradesmen were employed. The architect was Mr. R. G. Taiboys, and other firms associated were .Messrs Walpole and Patterson, builders, Hughes Al lonics Ltd., painters, and D. A. Morrison end Co., electrical contractors.*
