A Letting Problem.
Dear Sir,—Can you answer the following question:—lf a tenant engages a furnished flat for a short period and now finds that through unforeseen circumstances he is unable to take same, can he be released from the terms of engagement if a tenant can be found to take it for the time agreed at the same terms? What about the deposit paid? If that is forfeited, does that release the tenant or can he ask for return of it?— I am, etc., ENQUIRER.
The owner is not compelled to release the tenant from his contract, but it is usual for a release to be granted provided the substitute tenant meets with approval. The deposit cannot be recovered, and its forfeiture does not mean automatic release from the contract.—Ed. “.Star.”
