THE NEW ZEALAND DISTILLERY COMPANY having entered into an Agreement with the Goveniment of New Zealand to abandon the business of Distillation on the 30th'June, 1875, are now prepared to offer to the public their Premises and Plant, for the purpose of establishing a Brewery and carrying- on their present large Malting Business (for wbich tbey are admirably adapted) on terms which it will be admitted, on consideration of the following particulars, are of the most advantageous character, viz. :— The Freehold Property comprises two full acres of laud, in a block having frontages to Cumberland and Castle streets. The Buildings, built of brick and stone, with slated roofs, are of a most substantial character. Plant (the greater portion of which is suitable for a Brewery and Malting 'Establishment) is complete and perfect in every respect—the only addition required ior a Brewery being a Cellar, which can be erected for about £2000. With this and some trifling alterations, the Plant will be available for Brewing purposes within a month or six: weeks from the date at which the Distillery Company are required by law to cease operations. Malt Floors and Kilns.—There are on the property two Malt Floors and Kilns capablo of turning out from. 1000 to 1200 bushels of malt per week ; and fromthe advantageous position of the work, having a frontage. to the Bay, and receiving the benefit of. the cool draughts of air which continually proceed therefrom, Malting can be carried on all the year round, which is an exceptional thing, even in the Old , Country. Tiie Malt from this establishment has always commanded the highest price of any. produced in New Zealand; and the supply for some tim.e back.. has been inadequate to the demand. The Beer produced from the Malt is of tlie very best quality. Tlie profits from this branch of the bus'me-s may be expected to lie of a very substantial character, as during the past year, even with the limited amount of Malt - available for sale, they exeecded £2500. And as there would be a large quantity to disiwse of in connection with a Brewery, the yearly profits would be proporr-. tionatcly increased. The capabilities of the Premises and Plant for the. purpose of a Brewery have been carefully examined ■ and estimated by a competent authority (a gentleman who built some of the largest Breweries in the neigh-. bourhood of Edinburgh), who states that from 400 to 500 hogsheads of Beer could be made per week when,, the trade required it, whicli is greatly in excess of the. quantity which can be turned out by any other. Water Supply.—ThQ Distillery Company, at considerable expense, constructed a covered Brick_ai>d Cement Reservoir on Mr Logan's property, ngxt the Town Belt, and laid pipes to the Distillery, thus detaining a private supply ofthe best water in the dis? trict, free from every impurity, for the purpose, of steeping Malt, Distilling, or Brewing. Cottages.—On the property are three (3) substantial four-roomed Cottages, for the use of the. Principal Employes of the Company, who require to.. reside, ou the premises. Value of Land, Sic—The Land, Bui'dings, and Plant of the Distillery Company were valued by, Messrs i Blair aud M'Gregor, in March last, for a local public company, at £37,450. Since then land in. the,.neighbourhood has been sold considerably in cxcoes.of their estimate ; and there can be no doubt tha-* ia, a very few years the property will double its present,value, contiguous, as it is to the Railway Terminus, Jetties, and other important lines of traffic. A sho(rt siding, of about thirty yards in length, will enable the Company to. place their goods on the railvoy, cars, thus saving a,large yearly expenditure in carriage. Price of Property.—The present proprietors require for the-Lands, Buildings, and Plant complete (includ- ' ing the private water supply) the sum of £30,000, out cf whicli they will pay all the pre'iminary, expenses of floating the Company ; and so confident are they of the success of the business, that they are willing to take paid-up shares to the value- of £15000 as.part payment of the purchase money, and will further guarantee 8 per cent, on the paiidHip capital for two years from the commencement oft the business, and will give good aud sufficient security fpr the due payment of this guaranteed interest—such security to be lodged in the hands of any Trustees the Directors, may appoint. They feel perfectly secure hi undertaking this prospective liability, frora-. the fact, *hsit the profit on the malt alone should pay over 10 per cent, on the paid-up capital. As to the profits of- breweries all over the world, it is not necessary here to dilate. Tliey ase known to be large, and to compare favourably with any other business that can be named. Capital.—When the shares are all disposed of, there will, after purchasing the property, be ample funds tc make the alterations before alluded to, and to carry on tiie business, as the saJe apd returns, from, beer are almost immediate. Staff. —There is at present in the employment oi the Distillery Company a complete staff of. competent exi«rts, whose servicas are at the disjKisal of the Brewing and Malting Company. The present manage! (than whom a more competent man is not to be found in these Colonies) is willing to undertake the management of the new concern ; and the Company's experi- -, er.ccd traveller (whoso qualifications are well known] is also open to engagement. Quality of Beer.—lt will be. the- datermiuation ol the Albion Brewing Company to send, out nothing but the best quality ot beer, and thus-secure a lasting and constant^- increasing demand for their brand.
