WEDNESDAY’S LAND SALE.

Messrs Baker Bros.’auction on Wednesday was well attended, and the first 104 submitted was the Tutcben-Street property in the bankrupt estate of J. Smith, builder, leaving a, frontage of 56ft by 10.0 ft, qpon which is erected an unfinished house valued at present at £225. The ground was, bought under an agreement to purchase some years hence for £224, and the house is further incumbered by ah advance of £SO. The sale presents a surprising instance of what, an auction will soniotime3 produce. It was thought by anumber that the equity of redemption 'would be bought for q very few pounds. Mr Ward Baker had to wait sqme time before the first bid, d§lQ, which was made on hehalf of tho mortgagee. The bidding ran qp by £lO, £5, and £2 10s bids till, to the astonishment of all present, the auctioneer had secured for the creditors £177 10s, or £451 10s for the property, at which sum it was knocked down ta Messrs McTavish, Tatum and Go., as agents. Lots 2 and 3 of acre 9,60, having frontages of 34ft to the South-road by 115 ft 6in, were bought by Mr Whitehead,, as agent for Air Beeohcroft, at £4 7s 6d per foot, or £328 lfs fid for the twq Iqts. Pallia-, t'ua, section 52, oua-.qqarter acre, of Block VM-, Man gall ao survey district, was knocked down to Mrs Egan for £ls. Lot 4, of acre 9,60, was passed in at £;4 2s fid, as also was the Upper Hutt property at £149. Other lots were passed in, not reaching the owners’ expectations, b.ut there are private inquiries for properties whioh, as 13 frequently the ease with those advertised for auction, it is anticipated will be sold privately, . .. 1
