BASIC VALUE OF FARM

CROWN’S APPLICATION TO LAND SALES COMMITTEE SALE OF BRIGHTWATER PROPERTY When the proposed sale of a farm property in the township of Brightwater was before the Nelson Land Sales Committee yesterday for approval, the Crown representative (Mr K. C. Pyne> said that the Crown was considering the acquisition of the property for an ex-serviceman, and he asked the committee to fix the basic value of the property. This was the first application of its kind to come before the committee. The committee was Messrs P. S. Boyes, A. Rowling and D. Win. The application before the committee was for the sale of approximately 26 acres of farm land at Brightwater. together with a dwelling and farm buildings, from A. J. Robertson to E. H. Francois for the sum of £I6OO. Mr Pyne said that the property varied in quality from light .and stony land to a fair quality Waimea loam, and the. buildings were in fair condition. It was the Crown’s intention to consider the acquisition of the property for an ex-serviceman. C. W. Gardiner. who had been grade "A” for poultry-farming and was seeking a property of this type. He asked that the committee fix a basic value to enable the Crown to consider taking the property. Mr H. E. Kissling. a State Advances valuer, said that the unimproved value of the property was £575. He estimated the value of the improvements at £950. giving a total capital value of £1525. The dwelling of six rooms was in very fair condition and he valued that at £540. Mr W. V. R. Fletcher, who appeared for the vendor, said that the owner had no objection to the Crown taking the property. The committee fixed the basic value at £1525
