THE ROYDON ESTATE.

Mr Newton King submitted to public auction on Saturday the Roydon Estate. The property contains 862 acres, and is situated on the coast about two miles from Okato. It has been subdivided, and was offered in seven lots. Although none of the lots were disposed of under the hammer, five of the farms wqre sold privately afterwards as follows :—: — Lot 1, containing 131 acres 2 roods 33 perches, was sold at £25 10s per acre. Lot 2, containing 159 acres 2 roods 19 perches, with a fine homestead and outbuildings, sold at £25 per acre. The purchaser of both lots was Mr J. W. Rixon, of Hawke's Bay. Lot 3, containing 120 acres 1 rood 32 dps. Lot 6, containing 124 acres 1 rood, and known as "Johnnies Flat." The price was £25 per acre, and Mr W. Gray, of Okato, was the purchaser. Lot 5, containing 89 acres 2 roods 7 perches, was sold to Mr Shaw, of ! Okatoj at £19 per acre. The remaining farms are lot 4, containing 119 acres 1 rood 29 perches, and lot 7, containing 117' acres 1 rood. These are under firm offer at the upsets.
