This property is within six or seven miles of Wairoa township, liawke's Bay, where a Dairy Factory is about to be started.

Terms — The whole of the purohase money can remain on mortgage for 5 years at 5 per cent, at the expiration of five years one-half of the purchase money is to be pail, the balance can remain on tbe land for another five years. The purchaser, within one year from the date of his taking possession, shall expend in improvements, such as buildings, fences, etc., a sum amounting to not less than 15 per cent on the total amount oi the purchase money.
