MR. W. COWERN'S REPORT.

Land. — The demand for land in this dis trict still keeps good, medium sized leaseholds of from three to five hundred acres being most sought after, while freeholds of the best quality are being steadily and surely bought up. There can be no doubt whatever but that the demand will gradually increase in activity, and prices correspondingly harden, as the fact becomes more and more realised that it is fxr and away the best winter fattening country in New- Zealand. Since my last report. I have sold the following on account of Mr. H. S. Peacock, of Manutahi :— Section, No. 374, 52 acres 3 roods ; section 375, 68 acres Irl3p; section 376, 53a 24p; section 377. 60a 3r 13p ; section 378, 50a 3r 27p ; section 379, 51a 38p ; section 380. 52a 3r 34p ; section 381, 55a Ir 30p ; Bection 4^5, 422 a 2r; total. 858 a 19p. Messrs. Wilkie Bros., of Auckland, were the purchasers, and the price paid was equal to 50s per acre for , sand hills and £9 per acre for goad Innd. Clearing S.ile. — At the clearing sale of Mr. Peacock's stock and machinery on Wednesday, there was an excellent attendance, in spite of the inclemency of the weather ; and the bidding throughout was keen and spirited. Cattle. — 137 head were yarded, and the prices realised were slightly in advance of fast qnotations. Calves made 203 ; heifers, 465; cows in calf, 503 to 51s 6d; milch cows, from 503 to POs. Sheep. — The demand for si-eep 's very good, and prices show a decided upward tendency. 1740 sheep were in the pen 3, and were all disposed of under the hammer. A line of 980 lambs fetched 6s Id ; ewes in lamb made from 7s 2d t"> 7s 7d ; old ewes in lamb, 6s 6d ; woolly lambs, 6s lid ; wethers, two and four-tooth, 9s 4d. Horses. — 16 useful ponies and hacks were submitted to competition, and fetched from 20s to JE6 17s 6d. Machinery.— A set of disc harrows brought £6 ; field roller, £7 ; seed drill, £3 ; mower (R. and G.). JB4 2s 6d ; seed stripper, £2 ; Deering binder, £7 15s. Grass Seed.— 6o sacks of rye grass seed were sold at 3s 7d to 3s 8d per bushel.
