TOWN PLANNING

PROVISIONAL MAP OF * GREYMOUTH. In a report submitted to Thursday evening’s meeting of the Greymouth Borough Council the Town Planning Committee recommended the civic survey map and the provisional town-planning map, both prepared in the office of the borough engineer, be adopted subject to the area on the north-western side of Tainui Street and bounded by Tainui Street, School Lane and Hinchley Lane being zoned as a general commercial district instead of as a local commercial district, <vid that, the sections on the south-eastern side of Tainui Street to Section 152 D, Block 39 inclusive, from Murray Street south-westwards be included in this general commercial district. It also recommended that all documents required be prepared and that (lie whole town planning scheme for Greymouth be submitted to the Town Planning Board after consultation with Grey County Council and Greymouth Harbour .Board representatives with reference to tlie use to be made of adjacent areas controlled by the respective authorities A brief explanation of the provisional scheme included in the report, stated that a special residential district was not. provided for, a general residential district being in harmony with the democratic spirit of the majority of residents. With certain exceptions the amenities of districts had been preserved and any nonconforming features would in course of time be eliminated by the provision that existing rights must be preserved by unbroken use except up to a limit of six months.

“The general commercial district conforms to the area at present as used with the exception that an area on both sides 'of Tainui Street in the vicinity of Murray and Thompson S'.reet has been included,” the report continued. “Other commercial areas of relatively small total area have been set aside as local commercial districts to meet, demands for shopping and like facilities. “The heavy industrial area is already well defined, comprising the gasworks, foundry and railway workshops on land paralleling the railway, and additional to that area the area westwards from Boundary Street has been set aside as a heavy industrial district for the southern side of the Grey River and for the northern side the block adjacent to the engineering works in Cobden, and adjacent to the Harbour Board’s railway, has been designated likewise. For light industrial purnoses in C’obden an area towards the sea beach lias been set aside.

“Of public open spaces the area adjacent to the Town Beff East is steep bush-clad hillside which, while highly desirable from a scenic point of view may not entirely fulfil, requirements as to public open space. Public and semi-public spaces include Victoria Park held by the Greymouth Trotting Club, the street frontages having been zoned in conformity with the opposite side of the street.”
